National Horizon Real Estate Services, LLC, in coordination with Blue Summit, is seeking an experienced Business Manager II for a large 500+ unit multifamily community located in West Las Vegas.

This role is ideal for a seasoned multifamily professional with strong leadership skills, operational discipline, and the ability to manage the pace and complexity of a high-volume apartment community.

The community includes one-, two-, and three-bedroom apartment homes, modernized interiors, lifestyle amenities, on-site maintenance, and convenient access to major transportation corridors, shopping, dining, employment centers, and recreation.

Position Summary

The Business Manager II is responsible for overseeing daily property operations, leading the on-site office team, supporting leasing performance, driving resident satisfaction, and helping ensure the community meets operational, financial, and service standards.

This position requires strong judgment, clear communication, accountability, and the ability to manage competing priorities in a fast-paced multifamily environment.

Essential Responsibilities
  • Oversee daily operations for a large multifamily community.
  • Lead, support, and hold accountable leasing and administrative team members.
  • Drive leasing performance, occupancy, renewals, resident retention, and revenue goals.
  • Monitor delinquency, collections, rent postings, lease compliance, and resident account activity.
  • Review traffic, leasing, occupancy, renewal, availability, and performance reports.
  • Ensure accurate lease files, resident documentation, notices, move-ins, move-outs, and renewals.
  • Support resident communication, issue resolution, and service follow-through.
  • Partner with maintenance leadership to support make-ready performance, work order follow-up, curb appeal, and resident satisfaction.
  • Assist with vendor coordination, invoice review, budget awareness, and expense control.
  • Conduct property walks and support standards for cleanliness, presentation, safety, and market readiness.
  • Ensure compliance with company policies, Fair Housing requirements, lease standards, and applicable local, state, and federal regulations.
  • Communicate regularly with corporate leadership regarding property performance, staffing needs, resident concerns, and operational priorities.
  • Promote a professional, accountable, service-focused team culture.
Minimum Qualifications
  • Minimum 5+ years of multifamily property management experience required.
  • Prior experience managing or assisting with operations at a large multifamily community strongly preferred.
  • Experience with leasing, renewals, resident relations, collections, delinquency management, reporting, and team leadership.
  • Working knowledge of Fair Housing, landlord-tenant practices, lease administration, and property operations.
  • Strong leadership, organizational, communication, and problem-solving skills.
  • Ability to manage high-volume operations with urgency, accuracy, and professionalism.
  • Proficiency with property management software, Microsoft Office, email, reporting tools, and digital communication platforms.
  • Ability to work a flexible schedule as needed to support property operations.
Preferred Qualifications
  • Experience with 300+ unit or 500+ unit apartment communities.
  • Experience with stabilized, transitional, value-add, or operationally complex assets.
  • Nevada multifamily property management experience.
  • Experience with resident communication platforms, online leasing tools, and performance reporting.
  • Bilingual English/Spanish skills are a plus, but not required.
Compensation

Pay range is TBD based on experience. Final compensation will be determined based on qualifications, experience, operational background, and alignment with the needs of the community.
