Leasing-Focused, Hands-On Property Manager

As the Property Manager, you take ownership of the community’s performance—overseeing operations, financials, leasing, customer service, team development, and asset quality. Your mission is to effectively lease available units, maximize resident satisfaction, grow revenue, protect asset value, and build a high-performing team aligned with Premier Living’s standards of excellence. This is a single-person office in a small community, allowing the right candidate to truly showcase their skillset!


The right Property Manager is the key to a successfully operating property. At the helm of the day-to-day interactions with residents, prospects, and vendors, the Property Manager is focused on positive interactions and successful forward progress. Compensation:

$60,000 - $67,000 yearly


Responsibilities:

Lead Daily Property Operations

  • Oversee all aspects of day-to-day community operations, ensuring exceptional service and functionality. Doing so with a positive attitude and daily motivation.
  • As a single-person office, the property manager is responsible for daily pushing forward on the company's KPIs, including leasing prospects, resident satisfaction, unit turnover, collection efforts, and invoice/vendor management.
  • As the professional face of the property to prospects, tenants, and vendors.
  • Serve as the point of contact for major emergencies (fire, flood, crime, etc.) and respond onsite within 30 minutes when needed.
  • Maintain all required industry certifications and stay informed on multifamily trends and evolving regulations.
  • Ensure compliance with Fair Housing, OSHA, MSDS, and all safety policies and codes.
  • Review and approve staff time cards for payroll processing.


Grow the Property’s Financial Success

  • Manage income and expenses to meet or exceed budget goals. Seek opportunities for cost savings or bulk pricing where available.
  • Have input and insight into annual budget creation with the Regional Director's review.
  • Assist the Regional Manager with monthly financial reporting and variance reports.
  • Manage invoice submission and approvals through Avid Exchange and Yardi. Interacting directly with vendors on performance and accurate billing.
  • Support capital planning efforts where applicable, including organization of status and vendor accountability.


Drive Occupancy Through Hands-On Leasing & Marketing

  • Oversee and support the full leasing lifecycle—from prospect qualification to move-in, ensuring the following PLUS protocols and processes for accurately qualifying applicants.
  • Ensure compliance with all company procedures and housing laws (local, state, federal).
  • Implement strategic marketing initiatives to achieve occupancy goals. Bring on those creative ideas!
  • Proactively facilitate renewal offers to secure tenants remaining in occupancy.
  • Maintain awareness of market trends, competitor offerings, assist in marketing plans, and track advertising performance, making suggestions on improvements or efficiencies that may be available.
  • Commissions, along with additional bonus opportunities, exist for reaching occupancy growth goals.


Minimize Delinquency & Enforce Lease Standards

  • Aggressively pursue rent collections and ensure adherence to lease terms.
  • Adhere to the company's procedures for rental collection efforts and documentation of efforts and tenant responses.
  • Oversee delinquency procedures, including evictions, attending court hearings as needed, and appropriate write-off protocols.
  • Opportunity for bonus compensation based on achieved delinquency goals.


Ensure Exceptional Maintenance & Turnover Performance

  • Coordinate and oversee all make-ready and turnover processes, ensuring units are delivered on time and within budget.
  • Manage capital improvements and ensure maintenance standards exceed expectations.
  • Protect the Physical Asset with proactive efforts on potential problems or risks.
  • Walk the property daily to ensure a clean, safe, and well-maintained environment.
  • Conduct regular, systematic inspections to uphold asset quality.


Champion Communication & Resident, Vendor Relationships

  • Build strong, positive relationships with residents, fostering a community culture centered on service and respect.
  • Resolve resident concerns, conflicts, and violations professionally and document all actions, escalating to the supervisor as needed for assistance.
  • Complete the required weekly and monthly reporting as required.
  • Maintain productive relationships with agencies, owners, vendors, and public officials.
  • Attend required meetings and report major incidents promptly to regional leadership.

Qualifications:

The ideal candidate would have the following qualifications:

  • Proven work experience as a property manager, with a hands-on leasing and collections focus.
  • In-depth knowledge of rules and regulations surrounding property management, including Fair Housing.
  • Openness to corporate and ownership support. We have a team mentality here!
  • Desire to grow with the company as opportunities present with future acquisitions.
  • Competency in MS Office, relevant databases, and property management software.
  • Customer focus with a strong understanding of property management success.
  • Interpersonally savvy with strong communication skills.
  • Well-organized candidate with excellent time management skills.
  • Ability to thrive in a fast-paced environment. Ability to recognize, diagnose, and resolve property operational problems.
  • Demonstrated ability to prioritize and problem-solve. Has a can-do attitude!
  • Strong verbal, written, organizational, and interpersonal skills.
  • Market knowledge and experience are a plus.
  • Valid driver’s license and reliable transportation.
  • Knowledge of the Yardi Operating System is required, and Yardi CRM IQ is a plus.
