Property Manager
Residential Property Manager
This position is for a Residential Property Manager responsible for overseeing and managing two residential communities. As part of the growing Placemaker Properties team, the Property Manager will ensure smooth operations, drive resident satisfaction, and maximize property performance. This role requires strong leadership, organizational skills, and a deep commitment to maintaining the quality and success of the communities.
Primary Responsibilities:
Staff Supervision amp; Management:
  • Schedule, supervise, and direct the daily activities of all on-site staff.
  • Conduct training, coaching, performance reviews, and disciplinary action as needed.
  • Maintain a positive and productive atmosphere among all staff members.
  • Plan, coordinate, and schedule meetings with maintenance.
  • Supervise management of inventory systems in conjunction with supplies and personnel.
Resident amp; Occupancy Management:
  • Responsible for conversion of leads, resulting in maintained and increased occupancy.
  • Identify and strive to meet the resident's needs.
  • Process and select new residents in accordance with the property's resident selection plan.
  • Prepare rental leases and all applicable move-in and compliance-related paperwork.
  • Assist with inspection of units as applicable.
  • Plan, promote, and implement an effective Resident Retention program.
  • Produce and track all work order requests and follow up with residents.
Administrative amp; Compliance:
  • Stay abreast of current policies and guidelines with all site staff to ensure compliance.
  • Ensure timely submission of all reports per standard.
  • Maintain office clerical, filing, and record-keeping systems.
  • Maintain records and resident files in an orderly and up-to-date manner.
  • Maintain legal records/files in accordance with company policy.
  • Prepare for all property inspections applicable to the property.
  • Ensure the property's compliance with all project program rules and guidelines.
  • Prepare legal action for eviction when necessary.
Financial Responsibilities:
  • Collect rent, make bank deposits, and maintain account records.
  • Responsible for fiscal budgetary and financial compliance.
  • Track all capital improvement items completed and needed at the property.
  • Orders supplies and equipment for property as needed and approved.
Property Maintenance amp; Inspection:
  • Inspect the property daily to ensure a quality presentation of the community.
  • Track all capital improvement items completed and needed at the property.
  • Ensure all preventative maintenance is scheduled in accordance with guidelines.
Marketing amp; Communications:
  • Provide effective marketing and communications as related to the property.

  • Perform additional duties as assigned
Experience and Required Skills
  • High School Diploma is required
  • Bachelor's/associate degree from a two- or four-year college or technical school is preferred
  • Experience in managing multiple properties
  • Successful manager and mentor experience
  • Three to four years related experience and/or training
  • Must occasionally be able to lift/move up to 10 pounds.
  • Must have dependable vehicle, a valid driver's license, and proof of liability insurance.
