Salary Range: $75,000-$85,000 per year

Position Overview:
We are seeking a highly organized and motivated Property Manager In Charge to oversee the day-to-day operations of our residential portfolio in Summerville, SC and surrounding areas. The ideal candidate will be a strong leader with excellent communication skills, hands-on experience managing single-family and multifamily assets, and a proven track record of maintaining tenant satisfaction while optimizing property performance.

Key Responsibilities:

  • Oversee daily operations of assigned properties, including leasing, maintenance, vendor coordination, budgeting, and tenant relations.
  • Prepare and manage annual operating budgets and capital improvement plans.
  • Monitor rent collections and coordinate with accounting to ensure accurate financial reporting.
  • Conduct regular property inspections to verify maintenance quality, curb appeal, and safety, ensuring all preventative maintenance is completed on schedule.
  • Coordinate repairs, capital projects, and ongoing maintenance with in-house and third-party teams.
  • Solicit, retain, and evaluate vendor bids for repairs and improvementsโ€”determining the best fit for project scope, cost, and quality.
  • Maintain strong tenant relationships by addressing inquiries, disputes, and maintenance requests promptly and professionally.
  • Enforce lease terms, policies, and compliance with South Carolina landlord-tenant laws and fair housing regulations.
  • Proficiency with eviction process
  • Collaborate with ownership and corporate management on reporting, strategy, and overall property performance.
  • Identify opportunities to improve efficiency, reduce expenses, and enhance the resident experience.
  • Serve as the primary point of contact for tenants, ensuring a high level of customer service and satisfaction.

Qualifications:

  • PM or PMIC required, can be obtained after employment begins
  • Minimum 3 years of residential property management experience (single-family and/or multifamily).
  • Strong understanding of South Carolina landlord-tenant laws and fair housing regulations.
  • Proven experience in budgeting, vendor management, and operational oversight.
  • Excellent communication, organization, and leadership skills.
  • Proficiency with AppFolio, Yardi, Rent Manager, or similar property management software.
  • Valid driverโ€™s license and reliable transportation required.
  • CAM, ARM, or other property management certifications a plus
