Position Overview
Atha Enterprises is seeking an experienced, high-level leader to serve as the VP for our PMI IL franchise. Operating out of the Decatur, Charleston, and Urbana IL location with travel to be expected, you will be responsible for the strategic direction and operational success of a portfolio totaling 500 doors across the three locations.
The ideal candidate is a seasoned professional who can drive excellence within our property management operations (PMI) while effectively utilizing our independent maintenance arm, to deliver superior property care to our communities.
Key Responsibilities
  • Assisting property owners with concerns. Direct and mentor the property management team while supervising daily department operations, including tenant relations, lease management, and property maintenance.
  • Develop and implement strategic plans to optimize asset value, increase revenue, and reduce operational costs without sacrificing quality.
  • Standardize standard operating procedures and evaluate property management software to boost operational efficiency.
  • Collaborate with our internal maintenance company (PrimeKey) to streamline workflows and ensure community repairs and projects are handled efficiently.
  • Coordinate with the Sales Leader and Business Development Consultants to successfully onboard new properties and seamlessly integrate new owner contracts.
  • Maintain a strong presence across the territory, including travel throughout Illinois a few times per month.

Compensation & Benefits
  • Base Salary: $65,000 per year.
  • Incentive Structure: Monthly revenue bonus (currently $3,000/month).

Requirements
  • 3+ years of progressive experience in the property management industry, with a minimum of 3-5 years in a senior multi-site or strategic leadership role (e.g., Regional Manager, Director, or VP).
  • Strong financial acumen, conflict resolution skills, and the ability to lead a team in a fast-paced corporate environment.
  • Proven track record of successfully overseeing a large-scale portfolio of comparable size (500+ doors).
  • Hands-on experience is highly preferred with industry-standard property management platforms (such as AppFolio, Rentvine, Yardi, Aptly, or Rent Manager).
  • Active Real Estate license in current state you live in is highly preferred.

Compensation: $65,000.00 per year
