Assistant Property ManagerPRIMARY FUNCTIONThis position works closely with the on-site property manager to oversee the day-to-day operation of the community, including leasing, collections, resident services, customer services, maintenance, administration and policy and procedures compliance. JOB RESPONSIBILITIESAssist with recruiting and training of staff.Plan and organize for leasing and marketing with assistance from property manager to maintain and reach goals set during leasing season.Effectively demonstrates and lease apartments. Oversees leasing consultant's ability to demonstrate the model unit, follow up on leads and evaluates the leasing consultant's ability to close the lease.Oversees leasing information in accordance with property policy and assists in entering leasing paperwork during leasing season. Excellence at customer service. Inform property manager of any resident issue/complaint/request that is unresolved so the property manager can assist in a resolution.Develops a thorough understanding of the competitive market. Research and provide current information for market surveys, market grid and other pertinent information as directed for budgets.Responsible for the preparation of advertising and promotional expenses for the yearly budget.Develops and maintains retention and promotional programs, advertising, direct mailing and local contacts campaigns, with assistance of the property manager. Establish and maintains relation with branch campus administrators and local contacts.Oversees the maintenance orders and contact us e-mails are responded to immediately by leasing staff and notifies the property manager of any issue or complain that may arise.All duties associated with accounting, rent collections and delinquency reporting.Assist in the plan and execution of property projects as assigned by property manager.Maintains a professional image while on the property or representing the property.Plays a major role in in assisting in turnover preparation as directed by the property manager.Relates well with supervisor and maintains positive relation with staff. Notifies supervisor of interpersonal relation issues among staff member if brought to assistant manager.Contributes to the overall growth of the team, participates in and encourages team work.Performs all other responsibilities as directed by supervisor.Customer Service / Resident RetentionQuality of Work / Promptness in Task CompletionComplete all assigned tasks promptly.Go above and beyond!
