Job description

Property Management Associates is seeking a dynamic Commercial Property Manager to oversee assets in the Greater Los Angeles area. See details of this exciting opportunity below.

Compensation: $80,000 -$90,000 annually

Job Description:

  • Assumes overall responsibility for the day-to-day management of office buildings and retail space.
  • Conducts periodic inspections of the properties and tenant spaces to ensure compliance with leases and the proper upkeep of the properties to ownership's high standards.
  • Obtains estimates/bids for repairs at the properties. Generates and tracks service orders, approvals, and distribution. Coordinates contractor activity.
  • Provides excellent tenant service. Responds to tenant requests/problems in a timely and courteous manner and generates work orders directed to vendors or maintenance staff. Follows up with tenants to ensure satisfactory resolution.
  • Oversee property vendors to ensure performance meets Onni standards and contracts are adhered to.
  • Creates annual income and expense budget.
  • Responsible for accounts receivables, monthly variance reporting, and quarterly re-forecasting.
  • Verifies all invoice amounts and information with approved Service Orders or Contracts.
  • Assists corporate accounting with questions related to the properties and resolution of vendor issues.
  • Utilizes highly effective communication and interpersonal skills for building important relationships with guests, employees, city officials, and other community leaders.
  • Develops ideas and implement programs to enhance the tenants' experiences in the building.
  • Ensures that property files are properly maintained and kept up to date in accordance with company policy. Prepares and maintains appropriate files, records, correspondence, and file notes.
  • Develops and implements new ways to meet business needs, improves processes, works more efficiently, and values engineer projects and other costs associated with the building.
  • Cooperates with other departments, including Leasing, Tenant Improvement, Development, and Construction.
  • Performs other duties as required.

Summary of Qualifications & Requirements:

  • BA degree or equivalent experience.
  • 5+ Years of Commercial Property Management Experience.
  • Previous experience as a Commercial Property Manager.
  • Experience with leasing & tenant management.
  • Excellent communication skills, both verbal and written.
  • Innovative marketing skills and abilities.
  • Budget experience –must have the ability to review financials and provide variance explanations.
  • Excellent customer service and Exceptional organizational skills.
  • Intermediate knowledge of Yardi Voyager and MS Office Suite( Excel, Outlook, Word & PowerPoint)
  • Must be self-motivated, creative, and resourceful.
  • Previous Yardi Experience preferred.
