Job description

We are looking for a Property Manager Assistant for a Section 8 property. This is a full-time position at two locations, Lafayette and New Iberia.
* Assist to Supervise leasing and maintenance staff including delegating work, reviewing work, maintaining deadlines, training and scheduling.
* Assist to Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
* Assist to Approve lease applicants.
* Assist to Administer HUD re certification's
* Assist to Section 8 Voucher reconciliation.
* Assist to Evaluate current market conditions and competition.
*Assist to Increase revenue while maintaining controllable expenses including revenue collections and delinquency control.
* Assist to Provide customer service to residents resolving any issues that may occur and ensuring maintenance completes service requests.
* Assist to Coordinate resident activities and correspondence (i.e., monthly newsletters).
* Assist to Contact and negotiate with vendors.
* Assist to Obtain bids and manage capital improvement projects.
* Assist to Ensure that all property reporting is completed in a timely manner (i.e., financial reports,, marketing reports).
* Assist to Operate within budget and purchasing guidelines.
* Assist to Maintain curb appeal by walking/inspecting property and vacant units.
* Assist to Ensure company policies and procedures are met.
* Attend court proceedings, as necessary.
* Assist other properties, as necessary.
* Use of FHA Software, Boston Post or One-Site Navigation and Prospects, Move-ins and Rents, Move-outs. Is a PLUS!
