Job description

Assistant Property Manager

Under the direction of the Property Manager, the Assistant Property Manager is responsible for excellent customer service in the daily management and coordination of the apartment community operations. Emphasis on the marketing and leasing of the property while providing a quality experience for prospects, applicants and residents.

The Assistant Property Manager shall also assist in monitoring the financial operations of the property while preserving the physical asset and working with the Property Manager to achieve budgeted property income, while establishing a positive working environment for property team members. The APM will also work with the marketing and management team to ensure that the apartments are effectively leased and the new resident is professionally moved in.

Position Duties

Marketing

  • Working with the Marketing Director, the Assistant Property Manager shall monitor, assist and make recommendations to improve property marketing to maximize lead generation and present the property in the most positive light.

Leasing

The Assistant Property Manager will assist with the leasing of the property(s). Duties include:

  • conduct in-person and virtual tours
  • follow up with all prospects to convert tours to applications.
  • screen all applicants according to company standards
  • convert applicants to residents by completing the lease-up process and remaining the primary point of contact through move-in
  • ensure the apartment unit is rent-ready prior to moving a new resident in.

Operations

  • The Assistant Property Manager will work with the Property Manager to achieve the property's financial goals and annual budget.
  • Monitor resident requests and the completion of work orders

What you'll do

  • Lease apartments, respond to telephone inquiries, qualify applicants, show apartments, and prepare all move-in paperwork. Manage renewals; track lease expirations, prepare lease expiration letters and renewal leases.
  • Assist in meeting revenue goals, through maintaining or exceeding occupancy budgeted, ancillary income, market incentives, resident retention, and monitoring property's financial performance as it compares to the annual operating budget.
  • Assist in monitoring compliance with Fair Housing regulations and other laws as they relate to property specific guidelines in occupancy standards.
  • Assist in monitoring service operations to ensure vacant apartments are in market ready condition within approved standard downtime. Walk tour route, inspect market readies, and model each morning.
  • Assist in planning and preparation of resident functions and community newsletter.
  • Daily walk the property for curb appeal, condition, and safety making appropriate recommendations for improvement.
  • Assist in monitoring work orders to ensure service requests are completed within 24 hours.
  • Always display a courteous and professional attitude toward all customers.
  • Perform other duties as required.
  • Requires use of telephones and computers. Must be able to walk apartments and grounds including steps. Occasionally requires lifting 20 pounds or less.

Who you are

  • Yardi experience or computerized accounting experience, preferred
  • At least 1-3 years property management experience.
  • Proficient computer skills including Microsoft Office
  • Working knowledge of Fair Housing laws and other legal issues affecting property management
  • Minimum High School diploma

Job Type: Full-time, in-person

Pay: $62,000.00 - $65,000.00 per year + leasing commission
