Onsite Property Manager

Location: Sherman Oaks, CA 
Join Our Growing Property Management Team
We are seeking an experienced, organized, and self-motivated Onsite Property Manager to oversee a residential property apartment building.
Responsibilities
As an Onsite Property Manager, you will oversee the daily operations of an apartment building:
  • Manage the day-to-day operations of assigned residential properties.
  • Collect rent and follow up with residents regarding delinquent accounts.
  • Serve and post legal notices in accordance with company policies and California landlord-tenant laws.
  • Conduct routine property, common area, and unit inspections.
  • Coordinate repairs and maintenance with vendors, contractors, and maintenance staff.
  • Schedule and monitor vendor work to ensure projects are completed properly and on time.
  • Respond to resident concerns and resolve issues professionally and efficiently.
  • Communicate regularly with residents, vendors, ownership, and company management.
  • Perform move-in and move-out inspections.
  • Coordinate unit turnovers and prepare vacant units for leasing.
  • Process work orders and maintain accurate property records using AppFolio Property Manager.
  • Maintain organized documentation, inspection reports, and resident files.
  • Assist with leasing activities, including showing vacant units and processing applications.
  • Enforce lease agreements and community rules consistently and professionally.
  • Ensure each property maintains excellent curb appeal and operates efficiently.
  • Assist with emergency maintenance situations when necessary.
Qualifications
  • Minimum two (2) years of residential property management experience required.
  • Minimum one (1) year of AppFolio Property Manager software experience required.
  • Experience managing multiple residential properties preferred.
  • Strong knowledge of California landlord-tenant practices.
  • Excellent customer service and conflict resolution skills.
  • Strong organizational and time management abilities.
  • Ability to work independently with minimal supervision.
  • Professional verbal and written communication skills.
  • Reliable smartphone capable of using company applications and taking property photos.
  • Ability to pass a background and credit check before employment.
  • Bilingual (English/Spanish/Armenian) is highly preferred but not required.
