Who We Are
Dominion Financial Services (DFS) is a nationally recognized private lender serving real estate investors nationwide through Short-Term Bridge Loans and Long-Term Rental Financing. DFS empowers clients to scale their businesses through providing the debt capital to achieve strong real estate project outcomes. We are seeking experienced Portfolio Managers to take ownership of a portfolio of complex and at-risk loans that will require high level analytical skills to drive resolutions that will protect the company from future loss and enhance borrower (customer) engagement.
This is not a maintenance or customer service type role. It is an opportunity to own outcomes on the loans that exhibit various breaks in borrower’s business plan, to identify liquidity and execution risks, and other non-compliance items that affect the borrower’s ability to complete their plan and payoff the loan.  You will combine underwriting judgment, financial and construction analysis, and loss mitigation strategy to protect company capital, hold borrowers accountable, and feed what you learn back into how DFS originates and services loans going forward.

Your Impact
  • Own the resolution strategy for a portfolio of at-risk, delinquent, and defaulted loans, protecting company capital while managing borrower and guarantor relationships professionally.
  • Apply underwriting-level financial, construction, and risk analysis to guide workout, modification, and foreclosure decisions.
  • Identify the root cause of defaults and problem loans, and translate those lessons into stronger underwriting guidelines, closing conditions, and servicing procedures — reducing the likelihood of future defaults.
  • Serve as a trusted advisor to borrowers and executive leadership on the highest-risk assets in the portfolio.
In This Role You Will
  • Own and actively manage a portfolio of at-risk, delinquent, and defaulted real estate loans from identification through resolution.
  • Evaluate the borrower’s business plan and change of plan through the review of construction and rehab budgets, scopes of work, draw requests, and inspection reports to determine if actual property condition and completion status has materially deviated from the original plan and poses a risk to project completion and a risk to the company.
  • Analyze borrower(s) financial and liquidity position and project performance to assess risk to recommend and guide a course of action.
  • Identify discrepancies and red flags in draw requests, budget revisions, borrower documentation, and guarantor/ownership structures; escalate suspected fraud or misrepresentation with clearly documented support.
  • Execute loss mitigation strategies — including modifications, forbearance, added guarantors, workout agreements, deed-in-lieu, and foreclosure — in partnership with legal and senior leadership.
  • Lead and direct sometimes difficult conversations with borrowers and guarantors regarding performance issues, required remediation, and the consequences of continued non-compliance.
  • Partner with underwriting, servicing, legal, and executive leadership to determine and execute the best path forward for each asset.
  • Track portfolio-level trends in delinquency, draw discrepancies, and budget revisions to proactively flag emerging risk before it becomes a default.
  • Present complex, high-risk loan situations clearly and confidently to leadership, with well-supported written analysis and actionable recommendations.
  • Continuously identify opportunities to improve underwriting standards, servicing workflows, and borrower experience based on lessons learned from problem loans.
  • Leverage AI tools, including Claude, to accelerate document review, financial and construction analysis, borrower communication, and pattern detection across the portfolio you manage.
  • Contribute ideas that challenge existing processes and help the department scale while maintaining a high standard of risk management.
Requirements
  • Bachelor's degree required.
  • 2+ years of experience in property/asset construction and renovation, asset management, loss mitigation/workout, or commercial servicing, or a comparable combination of experience.
  • Understanding of business purpose loans, loss mitigation, and the mechanics of default, workout, and foreclosure.
  • Experience evaluating construction/renovation budgets, draw requests, and scopes of work across project types (new construction, cosmetic renovation, full gut rehab, multifamily).
  • Advanced Excel proficiency; strong Word skills.
  • Excellent written and verbal communication skills, with the ability to lead difficult conversations professionally and confidently.
  • Sound judgment and critical thinking — able to evaluate situations on their merits rather than by checklist alone.
  • High attention to detail balanced with big-picture risk thinking.
  • Ability to manage a high volume of files and relationships simultaneously.
  • Proficiency and willingness to work AI tools that leverage research around the borrower and loans and create efficient reporting.  
Preferred Qualifications
  • Background in construction, general contracting, construction engineering, or construction risk analysis.
  • Experience underwriting Non-QM products (DSCR, bank statement, asset depletion, 1099, P&L).
  • Familiarity with mortgage/servicing software and real estate data platforms (MLS, CoStar).
  • Prior experience identifying or investigating loan fraud, borrower misrepresentation, or guarantor structuring issues.
  • Experience providing feedback to or training AI-assisted underwriting or risk models.
