Preconstruction Project Manager – Luxury Residential Construction

Miami, FL | Full-Time

An established construction company with over 10 years in the industry is seeking a Preconstruction Project Manager to support its New Construction Division. This role combines elements of preconstruction, procurement, trade coordination, and project management for luxury residential projects.

The ideal candidate will have strong construction field knowledge and experience working with subcontractors, vendors, and building materials from preconstruction through project execution.

Key Responsibilities

  • Lead preconstruction and procurement efforts across multiple luxury residential projects.
  • Review plans and specifications to identify trade scopes, subcontractor requirements, materials, and project challenges.
  • Source and coordinate subcontractors, vendors, and suppliers across multiple trades, including electrical, plumbing, HVAC, drywall, framing, glass, millwork, flooring, and finishes.
  • Prepare procurement strategies, budgets, and recommendations for management approval.
  • Issue and manage RFPs/RFQs and negotiate pricing, scope, schedules, and agreements.
  • Develop alternative solutions when proposals exceed project budgets.
  • Coordinate material procurement, logistics, and long-lead items to support construction schedules.
  • Work closely with leadership and field teams to ensure seamless project execution.

Requirements

  • Experience in preconstruction, project management, procurement, or subcontractor buyouts within luxury residential, custom home, or high-end residential construction.
  • Strong understanding of construction sequencing, field operations, and trade coordination.
  • Ability to independently review plans and specifications and determine the trades, vendors, and materials required for a project.
  • Experience negotiating pricing and agreements with subcontractors and vendors.
  • Background with a general contractor, developer, or luxury residential builder preferred.
  • Ability to manage multiple projects simultaneously.
  • Bilingual (Spanish and/or Portuguese) preferred.
