Description of Position:

Reporting to the Vice President of Construction, the Director of Construction is a key member of Troika's Senior Management Team and provides operational leadership across Troika's construction portfolio, including multifamily residential, single-family and custom homes, commercial, mixed-use, and institutional projects.

Working in close partnership with the Vice President of Construction, the Director is responsible for translating Troika's construction strategy into consistent operational execution across the portfolio. The role provides leadership and oversight to Project Management, Construction Administration, Site Operations, Safety, Quality Assurance, andPre-Construction, ensuring projects are delivered safely, profitably, on schedule, within approved budgets, and in accordance with Troika's quality and performance standards.

The Director is accountable not only for successful project delivery, but also for strengthening the overall capability and scalability of Troika Construction. This includes developing high-performing teams and future leaders, establishing clear operating standards and accountability, improving construction systems and processes, strengthening cost and schedule controls, and driving continuous improvement across the business.

As Troika continues to grow, the Director will play an important role in ensuring the construction platform, leadership capacity, and operational disciplines evolve to support an increasingly diverse and complex project pipeline. The Director will also contribute to client and partner relationships, risk management, resource planning, and the identification and implementation of opportunities to improve construction performance and profitability.

The Director works collaboratively across Investments & Development, Finance, Property Management, Human Resources, Sales & Marketing, and Executive Leadership to ensure alignment from pre-construction through project delivery and turnover. The role also partners closely with the Business Development Manager to evaluate opportunities, support client relationships, and advance Troika Construction's strategic growth objectives.


Key Responsibilities:


Strategic Leadership

  • Contribute to and execute TCL's annual business plan, as directed by the VP of Construction.
  • Establish departmental objectives, KPIs and operational priorities.
  • Develop construction capacity to support Troika's long-term growth plans across all product types.
  • Lead continuous improvement initiatives across construction operations.
  • Build a scalable organizational structure capable of supporting multiple concurrent projects.


Operational Excellence

Provide operational oversight of all projects from feasibility through warranty, including:

  • Pre-Development
  • Design Development

Across multifamily, single-family/custom homes, commercial, mixed-use, and institutional developments, ensure every project delivers:

Accountable for the financial performance of assigned projects and departmental operations, including:

Lead the organization's pre-construction process by ensuring:

Partner with Development during planning to maximize project value. Own development of the Basis of Estimate through validation, reconciliation, and internal challenge, presenting a decision-ready Class A budget package to the VP of Construction for approval.

  • Support the BDM in improving market visibility
  • Identify project-level opportunities for repeat and referral business

Qualifications

Education

Bachelor's Degree in:

Equivalent industry experience considered.

Professional designations considered an asset:

  • Gold Seal Certification
  • PMP

Experience - Required

  • 15+ years progressive construction leadership
  • Minimum 8 years leading Project Managers
  • Experience managing multiple concurrent projects exceeding $250M in combined value
  • Experience with single & multifamily wood frame/concrete construction

Rate of Pay:

  • Salary $149,000 - $195,000
  • The total compensation package includes:
