Product Design Manager

Reports to:                                       Senior Product Design Manger

Job Duties and Resposibilities: 

A Product Design Project Manager is responsible for ensuring that interior and exterior amenity programming, design, and visual product specifications for all new construction and rehabilitation projects for USA Properties Fund meet USA brand and specification standards. The scope of this position is to manage all design aspects that would be covered by a typical Interior Designer scope of work including FFE. 

The Product Design Project Manager works with the Senior Product Design Manager (PDM) and project team members across the company, including Acquisitions, Entitlement Managers, Architectural Managers, Finance, Construction Project Managers (USACMPM), site personnel (USACM), Property Management (MFM), and Marketing.

Essential Duties and Responsibilities:

The duties listed below are intended only as illustrations of the various types of work that could be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this position.

  •  Work with Senior Product Design manager to develop initial amenity programming and specifications for all projects in early site design during acquisitions due diligence.
  • Work with Senior PDM to develop a project specific visual design specification document per project. Ensure that both internal and external (i.e., municipal government) standards are met. Coordinate executive review as needed.
  • Work under the guidance of the Senior Product Design Manager, in coordination with interior design and landscape consultants, to continue developing amenity programming, space design, and visual specifications. Coordinate with Architectural Managers and, when construction documents are being developed at the same time as entitlement plans, coordinate with the Development Manager. Ensure that both internal and external design and specification standards, including municipal requirements, are met. Coordinate executive review and required signoffs in accordance with the PDM design process and architectural design processes.
  • Manage third-party interior design consultants for all assigned projects. Coordinate executive review as needed.
  • Set up and manage interior design budgets, monthly updates, and project reporting for new development and rehab/remodel projects.
  • Coordinate with consultants and USACMPM regarding ASIs, bulletins, and plan updates generated from construction revisions that affect visual specifications and/or amenity programming. Coordinate with consultants and USACMPM on RFI’s and Submittals throughout Construction administration process.
  • Collaborate with the MFM marketing and lease-up teams for new communities.
  • Work with the Senior Product Design Manager to review and approve all specification changes that occur as part of the development and construction processes. Coordinate executive review as needed.
  • Coordinate and participate in FF&E installation activities from the planning stages with the Senior PDM, USACMPM, USA CM site personnel, interior design consultants, and installers through execution of FF&E installations, including follow-up coordination with MFM.
  • Collaborate with the Senior PDM, Architectural Managers, and MFM VPs regarding ongoing design decisions related to USA’s affordable and market-rate design and specification approach. Document interior design and project finish decisions for future reference.
  • Participate in reviewing market conditions and products to stay current on new and improved specification standards and amenity trends.

Compensation: Staring at 120,000 per year plus bonus, depending on experience.

Required Skills, Qualifications and Abilities:

  • Bachelor’s or associate degree with 5 years of multifamily architectural design and/or interior design experience, including construction administration and Furniture, Fixtures, and Equipment (FF&E) installation experience.. Equivalent work experience may be substituted for the educational requirement.
  • Ability to manage multiple projects at one time.
  • Hands on interior and exterior design experience preferred with knowledge and experience of color theory.
  • Ability to read and interpret construction drawings.
  • Experience with Construction RFI’s and Submittal process. 
  • Ability to work in a team environment yet make decisions as needed as an individual.
  • Ability to source materials and services.
  • Ability to direct and manage consultants/vendors.
  • AdobePro, Blue Beam, Procore, Microsoft Teams, Microsoft Word & Excel, Microsoft Outlook and SmartSheets.
