Overview

Next 150 is seeking a Construction Project Manager. The Construction Project Manager serves as the on-site Next 150 leader responsible for the overall direction, completion, and financial performance of construction projects. Depending on level and project complexity, this role may oversee a medium-sized project or large/complex projects or multiple smaller projects simultaneously. The Project Manager ensures safety, quality, schedule, and financial goals are met while fostering a positive, inclusive team culture.

ResponsibilitiesSafety Leadership
  • Develops or contributes to the project safety plan in partnership with Corporate Safety.
  • Provides jobsite leadership to ensure safety policies and procedures are implemented consistently.
Project Controls, Risk, & Compliance
  • Develops or contributes to project controls, procedures, and risk mitigation plans to manage complex contract requirements.
  • Recognizes high-risk contract items and drives mitigation strategies.
  • Implements and enforces all aspects of contracts; prepares draft contracts, agreements, and purchase orders.
  • Leads or participates in enrollment for insurance and bonds and manages trade contractor compliance.
Financial Management
  • Manages or supports the project financial forecast, change management process, billings, and adherence to notice provisions.
  • Takes corrective actions to address deviations noted in project vitals.
  • Provides planning support and may lead the development of estimates, select bid packages, and GMP preparation.
Quality & Closeout
  • Creates and manages a project-specific quality plan aligned with owner contract documents and supports execution.
  • Develops and manages the project closeout plan in alignment with contract requirements.
Team Leadership & Development
  • Provides leadership to motivate the project team and maintain a positive work environment.
  • Supervises or assists with supervision of project administration, superintendents, and engineers to establish operational priorities.

Subcontracting & Procurement
  • Develops or contributes to subcontracting strategy.
  • Writes scopes of work and deliverables to support an accurate and complete buyout process.
Scheduling & Coordination
  • Creates CPM schedules for medium to large/complex projects and prepares monthly schedule updates.
  • Identifies potential schedule impacts and drafts mitigation/prevention plans.
  • Leads or performs constructability and coordination reviews.
Business Development & Client Relations
  • Develops understanding of the local market to support networking and relationship building.
  • Collaborates closely with Business Development for seamless integration with sales strategies, client deliverables, and pursuit efforts.
  • Actively participates in opportunities to strengthen client, partner, and industry relationships to position Gilbane as the "Builder of Choice."
Qualifications

EXPERIENCE/EDUCATION

  • Bachelor's or Master's degree in Engineering or Construction Management
  • 5-12 years of experience
  • Or equivalent combination of education and experience

KNOWLEDGE, SKILLS & ABILITIES

  • Strong technical and communication skills are critical
  • Experience working in a self-perform environment is a plus
  • Ability to work in a team environment
  • Knowledge of industry standard software, Microsoft Office (preferred)

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

The pay ranges from $110,000.00-190,000.00 plus benefits and retirement program.
