We are looking for a Project Manager who will facilitate and manage construction projects from start to finish with precision and thoroughness, ensuring jobs are completed on schedule and within budget, with a strong team attitude to ensure a successful project outcome.

YOU ARE A PROBLEM SOLVER AND TEAM PLAYER.You enjoy turning challenges and obstacles into opportunities, finding a solution while maintaining a positive attitude with results driven mentality. You understand the importance of collaboration with all construction team members, Project Engineers, Field Supervisors, Subcontractors, and Clients, showing a commitment to manage projects effectively.

YOU ARE A MULTI-TASKER AND HIGHLY ORGANIZED.You can effectively manage multiple projects at a time, being pulled in multiple directions, and can prioritize urgent matters as they arise.

ESSENTIAL DUTIES MAY INCLUDE:

In the first 30 days and ongoing:

  • Learn Eleven Western Builders services, processes and procedures, and business lines.
  • Attend meetings with Project Managers to understand how to run onsite meetings.
  • Learn the buyout process; reviewing the bid book of all proposals and plans, contracting trades to accomplish the project, contacting the Construction Manager for the client to understand permits, determining the feasibility of a schedule, and determining the onsite date for the Field team once everything is in place for the project to begin.
  • Learn project management software, i.e., Timberline Sage program, and ProCore.
  • Build positive working relationships with Project Engineers, Field Superintendents, General Superintendents, Subcontractors, Accounting team, Contract Administrator, Project Managers, and Leadership.

By the 90-day mark and ongoing:

  • Begin managing smaller projects, from start to finish, working closely with other Project Managers and the President, absorbing and retaining as much information as possible about how to run a successful project.
  • Has a foundational understanding of the buyout process to drive the start of a project.
  • Understand how to put the budget together and work closely with the Project Superintendent to ensure the project is on schedule.
  • Work directly with subcontractors on any change orders or CCD's, request change proposals, or work out a T&M based change/ work order.
  • Partner with Project Engineers and Accounting team for the closeout, ensuring all the paperwork is complete to bill for final retention.
  • Throughout each project, proactively communicate with the client with project updates and any issues.

Within the 6th to 9th-month mark and ongoing:

  • Fully understand the project management process, and is running projects on their own, asking questions as needed.
  • Can manage difficult situations when necessary, such as sending a 48-hour notice to a subcontractor and supplementing if a subcontractor is not performing, in a respectful and professional manner.
  • Problem-solve in fast-paced environments, and maintain a professional and positive attitude.

By the 12th month mark and ongoing:

  • Is a fully integrated member of the team, able to consistently and proactively managing multiple projects from start to finish independently.
  • Bring projects to completion on schedule and under budget, troubleshooting issues with professionalism and poise.
  • Exhibit a positive attitude and drive when working on all projects, simple or complex, working to deliver the best outcome for our clients.

EDUCATION, SKILLS & EXPERIENCE:

  • 5+ years of project management experience in the retail and/or fast food construction industry required
  • Must be able to read and understand project plans and specifications
  • Knowledge of general contracting and sub-contracting process, how to construct a building, terms, methods, and scheduling
  • Ability to learn how to effectively utilize Timberline, Sage 300, Procore and Business Management Software throughout each construction project
  • Ability to manage 2-3 projects in parallel ranging from $1M to $6M, as well as manage larger projects, ranging up to $20M
  • Intermediate level working experience with computer skills working with various office equipment, computers and various programs including MS Word, Excel, MS Project, and Outlook, and edit/markup Adobe PDFs
  • High school diploma or general education degree (GED); or equivalent combination of education and experience
