Job Description


Turner & Townsend is seeking a Cost Manager / Quantity Surveyor to join our Denver-area team. We support some of the region's most significant investments in mission-critical data centers, corporate real estate, and infrastructure, providing cost management, project controls, and commercial consultancy services throughout the project lifecycle.

Working with public and private sector clients, you'll help deliver complex programs through strategic cost planning, commercial management, and project controls. The ideal candidate is driven, client-focused, and committed to Turner & Townsend's purpose and values.
Responsibilities:ย 

  • Advise clients on procurement and commercial strategies, including vendor prequalification, assessment of proposals, bid leveling, contract recommendations, bid interviews, and appointment processes.
  • Lead estimating services across all project phases by developing project estimates for construction, fees, direct work, and other project costs.
  • Review estimates prepared by junior team members and present cost plans, value engineering recommendations, and risk assessments to clients.
  • Meet with contractors, suppliers, and vendors to review, validate, and challenge costs while leveraging benchmark data from comparable projects.
  • Manage cost reporting by establishing reporting schedules, preparing and presenting cost reports and forecasts, reviewing project budgets and spend forecasts, and maintaining commercial risk registers.
  • Facilitate regular meetings with clients, project teams, consultants, and vendors to monitor cost performance.
  • Manage cost control processes, including payment application reviews, contractor entitlement assessments, change order evaluations, and contractual dispute resolution.
  • Monitor and manage project invoicing processes.
  • Benchmark project performance against similar successful commissions and industry standards.
  • Lead all aspects of final account negotiations, post-contract audits, and account closeout activities.
  • Conduct lessons-learned reviews with clients and contribute to continuous improvement initiatives and training materials.
  • Develop procedures governing project handover and closeout.
  • Utilize Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, Take-off Software, and other commercial management tools to support project delivery.
  • SOX control responsibilities may be part of this role and must be adhered to where applicable.
Qualifications
  • Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related construction field.
  • Minimum 3-5 years of experience in a cost management, quantity surveying, or commercial management role within the construction industry.
  • Experience supporting medium to large-scale construction projects, preferably in mission-critical,ย data center, industrial, healthcare, and/or commercial real estate
  • Construction consultancy experience is strongly preferred.
  • RICS accreditation, or active pursuit of accreditation, is highly desirable.
  • Strong understanding of construction industry technical matters, including procurement strategies, value management, value engineering, and commercial risk management.
  • Experience preparing estimates, managing change control processes, cost forecasting, and final account settlements.
  • Excellent communication, stakeholder management, and presentation skills.
  • Ability to work collaboratively with public-sector agencies, corporate occupiers, technology clients, project managers, designers, contractors, and other project stakeholders.

The base salary range for this role is $110,000-$130,000 USD. This range reflects the company's good faith estimate of the base salary for this position at the time of the posting. Final compensation will be determined based on factors including experience, skills, qualifications, and internal equity. In addition to base salary, employees may be eligible for bonuses and a comprehensive benefits package.
