Summary of Position Responsibilities:


KAEKO is offering a unique and exciting opportunity to qualified candidates. We are currently seeking an experienced Project Manager/Architect with 10+ years proven experience in Light Industrial, Clean Rooms, Data Centers, and Commercial projects. The ideal candidate will possess the drive and ability to manage multiple projects from inception through occupancy. This position requires strong knowledge of Building + Accessibility codes and awareness of the nuances in these codes per locale. The Project Manager/Architect will be client facing, act as the account manager for several national and global clients.

As a Project Manager/ Architect, it's your job to lead and provide direct daily management and support to design team of engineers, architects, designer, drafters, and consultants.

Responsibilities:

  • Maintain a close working relationship with company Project Manager and Directors.
  • Defines the scope and project program requirements based on the Owner's master design standards and master specifications.ย 
  • Provide technical overview of architectural, civil and structural consultant deliverables from pre-design through construction design phases.
  • Conduct preliminary code research specific to the project site, program and proposed use.ย 
  • Partner with client to develop initial programming and project scope. Communicate with peer engineering disciplines to define project parameters. ย 
  • Supervised day-to-day communication between stakeholders and design team to better implement programmatic and budgetary goals.
  • Calm demeanor under pressure and sound judgment are key for this leadership role.
  • Contract negotiation with consultants, vendors, and manage PO releases accordingly.
  • Direct collaboration with national construction managers, corporate architects, and engineers.
  • Responsible for project financials, budget, P&L, and AR reports.
  • Prepare project schedule from entitlement phase, design phase, construction documents, permit approvals, break ground, construction phase, and grand opening.
  • Participate in weekly/monthly project in progress reviews and report to the Project Manager on the project's progress against program, fee, deliverables, and Scope of Work
  • Manage multiple aspects of client, team, and project coordination, including full documentation coordination with all consultants.
  • Resolve complex technical and design issues with team to produce innovative technical/constructible solutions.
  • Review incoming design criteria, work letters, client programs and ensure the final design complies with such so that it coordinates with the Landlord delivery condition.
  • Direct production of drawings, specifications, and construction administration tasks
  • Create and maintain the project manual and specifications with in-house specifications team.
  • Conduct site surveys, site observations, feasibility studies, zoning and building code research and manage the preparation of the site investigation reports.
  • Process submittals/substitution requests during construction and address RFI.
  • Lead construction meetings with clients and contractors.
  • Mange document submittals and plan review process.
  • The ability to role-up one's sleeves, dig-in, and produce drawing packages when needed.


Qualifications

  • Licensed Architect preferred but not required.
  • 10+ years of related experience
  • AutoCAD is a must.
  • Revit Level 3+ or other BIM experience highly preferred but not required.
  • Excellent working knowledge of building codes, ADA, standards, and building structures.
  • Ability to understand how buildings are constructed and to create technical documents that succinctly describe the work to be done
  • Strong leadership, organizational, communication and relationship-management skills.
  • Ability to work in multiple states.
  • Desire to develop junior staff
  • Strong computer skills, including use of Microsoft Project and Excel, PowerPoint, Adobe Creative Suite, PlanGrid, Sketch Up, InDesign, AutoCAD, Revit.
  • Self-control on though situations.
  • Willing to travel.
