Director of Project Management, Real Estate Capital Renovations

Description
Price Brothers Management is seeking an experienced Director of Project Management to lead capital renovation, rehabilitation, and improvement projects across our real estate portfolio. This role is responsible for planning, budgeting, coordinating, and delivering projects from pre-construction through close-out, ensuring work is completed on time and within budget, and in compliance with company quality and safety standards.
This is a leadership role for someone who understands construction, renovation, maintenance operations, contractor management, and the realities of working across active residential and commercial properties. The Director of Project Management will partner closely with executive leadership, property teams, vendors, contractors, and the internal project management team to keep projects moving, solve problems, and ensure clear communication throughout each project lifecycle.
Key Responsibilities
  • Lead capital improvement, renovation, rehabilitation, and unit renovation projects across multiple properties.
  • Develop project scopes, budgets, estimates, bid packages, schedules, and timelines.
  • Coordinate pre-construction meetings with property teams, contractors, and internal stakeholders.
  • Manage contractor and vendor performance, including scheduling, safety compliance, workmanship, crew coordination, and follow-through.
  • Conduct job-site walks, mid-phase inspections, blue-tape walks, final inspections, and turnover reviews.
  • Maintain project documentation, including drawings, RFIs, change order logs, photos, schedules, and close-out materials.
  • Review and validate invoices, change orders, cost overages, budget variances, and supporting documentation.
  • Partner with leadership on annual capital planning, project prioritization, forecasting, and portfolio-level reporting.
  • Provide weekly and ad hoc project updates, dashboards, and progress reports.
  • Support larger construction initiatives, including exterior projects, asphalt, concrete, and other capital work.
  • Coordinate project logistics, including deliveries, dumpsters, storage pods, portable toilets, and site access needs.
  • Enforce company standards, SOPs, contract requirements, insurance requirements, and job-site safety expectations.
  • Lead and develop assigned project management team members, including workload planning, coaching, accountability, performance feedback, and professional development.
  • Identify roadblocks early, resolve issues quickly, and keep projects aligned with scope, budget, schedule, and quality expectations.

Compensation will be based on experience and qualifications.
Skills, Knowledge and Expertise
  • Minimum of 5 years of experience in construction project management, capital improvements, or a related field within a large residential or commercial portfolio.
  • Experience managing contractors, vendors, capital projects, and multi-unit renovation programs.
  • Strong knowledge of construction methods, building systems, materials, trades, and project sequencing.
  • Ability to read and interpret scopes of work, blueprints, specifications, and construction drawings.
  • Strong budgeting, forecasting, estimating, and analytical skills.
  • Strong organizational skills with attention to detail and follow-through.
  • Ability to manage multiple projects, shifting priorities, timelines, and deadlines.
  • Strong verbal and written communication skills.
  • Ability to build effective working relationships with leadership, property teams, residents when needed, vendors, and contractors.
  • Proficiency with Microsoft Office and the ability to learn project management and company software systems.
  • Working knowledge of OSHA, EPA, environmental, and job-site safety expectations.
  • Valid driver's license and valid automobile insurance for business-related travel.

Preferred Qualifications
  • Bachelor's degree in Construction Management or a related field, or an equivalent combination of education and experience, preferred.
  • Experience with residential and/or commercial real estate portfolios.
  • Experience leading or developing project management team members.
  • EPA/HVAC certification, PMP, CFM, BOMI, OSHA 10/30/40, or similar certifications.

Work Environment and Schedule
This role includes a combination of office work, property visits, construction site walks, and outdoor work in varying weather conditions. The position is in the office and on location at work sites Monday through Thursday, with the option to work from home on Friday, as business needs allow. Travel between properties within the metro area is required.
