Position Summary

The Development Manager will be responsible for the execution of all aspects of assigned healthcare projects, including every phase of the development process. The individual would have a strong understanding of all aspects of the development process and a strong track record as a project manager. The Development Manager will serve as the lead project executive managing interactions among design consultants, contractors, attorneys, and partners to solve problems and accomplish collective goals.

Principal Duties and Responsibilities

This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

  • Manages multiple current and future projects simultaneously that include medical office and healthcare property types.
  • Manages all phases of project management and construction for ground-up development or renovation projects including planning, engineering, designing, permitting and constructing of development projects through project close-out.
  • Assist with the creation of development pro forma budgets, using Microsoft Excel. Develops and maintains detailed development budgets and schedules.
  • Assists and oversee the design, and feasibility of development projects, including planning and preliminary site plans, building concepts, schedules and budgets.
  • Assists the VP of National Development Services in the preparation, negotiation, and execution of contract agreements for all necessary consultants, with General Counsel (and outside counsel, as necessary).
  • Gathers and analyzes market data, comparable property information, demographic and population information, and economic activity of potential new project locations.
  • Leads the A/E qualification, selection and contract negotiations. Reviews, negotiates and approves A/E and consultant additional work requests.
  • Manages the design and construction personnel (in-house and 3rd party), including multiple architects, engineers and general contractors. Engages and leads external construction teams for pre-construction and construction scopes (bid process, if necessary).
  • Obtains required project public approvals (CON, Zoning, Annexation, Site Plan Approval, Wetlands, other Processes). Manages requirements associated with the successful zoning, entitlement, and other relevant approvals with City, State and Federal agencies and authorities.
  • Provides design direction and managing the overall design process. Reviews design development and construction documents to determine adequacy. Evaluates the adequacy of all construction allowances, contingencies and general conditions.
  • Provides construction administration in adherence with the Companyโ€™s policies and procedure manuals including the Project Management Field Guide.
  • Reviews and negotiates GC or CM change order requests.
  • Provides project cost control and prepares monthly budget reports and invoicing.
  • Coordinates the selection, procurement, delivery and installation of medical and other equipment, signage and furniture.
  • Prepares monthly reports for clients. Creates project overview and status report presentations for clientsโ€™ administration, Board and Board Committees.
  • Promotes the services of the Company through thought leadership, speaking engagements, client leadership and/or business development efforts.
  • Spearheads community outreach and establishing relationships with key stakeholders, including City officials, community members, and civic organization leaders. Attends City Council meetings and represent the Company at public and community meetings.
  • Collaborates with others within the Company to reach client goals and objectives as well as overall Company success.
  • Uses e-Builder software throughout the project.
  • Embraces the Companyโ€™s culture and works collaboratively with others to reach business goals and objectives.
Knowledge, Skills & Abilities

  • A bachelorโ€™s degree in Real Estate, Engineering, Architecture, Construction, Urban Planning, or a related field.
  • A minimum of 5 years of experience in real estate development, including in the areas of MOB, Healthcare and Mixed-Use projects with a deep knowledge of construction and design. Proven ability to handle multiple projects and deadlines.
  • Must be able to demonstrate a high level of performance leading planning, design, preconstruction, contract negotiations, cost control, scheduling, close out, and team coordination activities.
  • Excellent project budgeting, contract negotiations, and scheduling skills are essential for success in this position.
  • Extraordinary organizational skills and a record of timely and efficient completion of projects on budget is essential.
  • Strong written and verbal communication skills with the ability to analyze data to the client and team to achieve project goals.
  • Strong interpersonal skills with an ability to interact with executive level external and internal healthcare clients. Ability to gain the respect and cooperation of internal and external stakeholders.
  • Strong ability to multitask, work independently and manage all aspects of a construction project effectively and efficiently.
  • A detail-oriented, quantitative approach to the business, coupled with the ability to assume a long-term ownerโ€™s perspective.
