Job description

The Development Marketing Coordinator supports the Development division as a whole, with primary day-to-day responsibility focused on the marketing strategy, execution, and performance tracking for Oldham Goodwin’s master-planned community, Greens Prairie Reserve, and its subsidiary development, The Grove.

This role is responsible for creating, managing, and analyzing marketing initiatives across multiple active development projects while maintaining distinct and consistent branding for each. The position requires the ability to manage multiple brand identities and marketing systems simultaneously, ensuring each project is positioned effectively within its respective market.

The role functions as a key marketing partner to the development team, translating project objectives into cohesive marketing strategies that support sales activity, project visibility, and overall development goals. It requires a balance of creative execution, analytical thinking, and strong organizational skills to manage concurrent timelines, campaigns, and branding kits across multiple developments.

GENERAL OVERVIEW OF RESPONSIBILITIES/DUTIES:

  • Manage the creation of high-quality print and digital marketing collateral, ensuring alignment with brand standards while maintaining distinct identities across multiple active developments
  • Plan, launch, and optimize paid digital advertising campaigns across platforms including Google (Search & Display) and Meta (Facebook/Instagram)
  • Analyze campaign performance and user behavior data (conversions, engagement, traffic, etc.) to evaluate effectiveness and provide actionable recommendations; prepare and present recurring performance reports to stakeholders. Maintain a strong command of Google Ads, Google Analytics (GA4), and digital marketing platforms, with the ability to confidently interpret data and communicate insights to stakeholders.
  • Manage and optimize project websites, landing pages, and lead capture funnels with a focus on user experience and conversion performance
  • Develop, manage, and track project-level marketing budgets, ensuring alignment with project goals and efficient allocation of resources.
  • Develop and manage print and digital marketing collateral for community events, including realtor tours, Parade of Homes, and on-site activations; support lead generation initiatives and attend events as needed to assist with promotion, execution, and engagement.
  • Attend and actively contribute to Development division meetings by preparing marketing updates, performance analytics, and organized agendas; document key takeaways and marketing action items.
  • Travel regularly to Greens Prairie Reserve to capture photo and video content for use across organic social media channels.
  • Develop and execute organic social media content strategies across Facebook and Instagram, including the creation of engaging posts, reels, stories, and short-form video content that align with project goals and brand standards.
  • Collaborate with internal teams and external partners to ensure alignment across marketing initiatives and project milestones
  • Bachelor’s degree in Marketing, Communications, Marketing, Graphic Design, or related field required
  • 2+ years of professional marketing experience, preferably in real estate, development, or a related industry
  • Must display a high level of graphic design proficiency using Adobe Creative Suite, Illustrator, InDesign, Photoshop, and Canva. (Graphic design/Marketing portfolio not required, but highly preferred)
  • Experience managing paid digital campaigns across multiple platforms, including campaign setup, optimization, and performance reporting
  • Working knowledge of website management, landing page development, and lead generation strategies; experience with HubSpot or similar CRM/marketing platforms preferred
  • Strong organizational and project management skills, with the ability to manage multiple projects, timelines, and brand standards simultaneously
  • High level of professionalism, attention to detail, and ability to work both independently and collaboratively in a fast-paced environment
  • Strong understanding of social media marketing best practices, trends, and platform-specific strategies, with hands-on experience creating and managing content for Facebook and Instagram.
  • Experience planning, filming, editing, and publishing social media content, including reels, short-form videos, graphics, and promotional campaigns using Adobe Creative Suite, Canva, and/or similar content creation tools.
