Job Description

Turner & Townsendย isย seeking an ambitiousย Seniorย Project Controlsย Managerto join our growing team. The ideal candidate is an ambitious construction professional with experience supporting project controls cost and schedule on large construction projects or programs.ย ย 

Responsibilities:ย 

  • Manage and implement processes andย proceduresย ย 

  • Manageย cost/changeย control, including change order review, negotiation, and recommendations, delay analysis.ย 

  • Track and review change orders with Project Manager.ย 

  • Manage contingency draw.ย 

  • Budget Management and Tracking.ย 

  • Invoice/paymentย application processing,ย tracking,ย and reporting.ย 

  • Updating owner cost tracking software.ย 

  • Manage weekly progress reports with the General Contractor.ย 

  • Produce monthly reports for management.ย 

  • Providing review reports.ย 

  • Produce earned value reports.ย 

  • Review GC's cost tracking reports.ย 

  • Work with project managers to develop andย maintainย the RFP/SOW/change order templates for variousย projects andย support the development of service agreements and SOWs as needed.ย 

  • Follow up on proposals, reviews, and negotiations for theย timelyย execution of contracts and purchase orders.ย 

  • Develop ownerย furnishedย equipment delivery plans by working with PMs,ย suppliersย and the commodity management team.ย 

  • Track proposal reviews,ย negotiations,ย and contract execution.ย Manage/ coordinate and track the supplier delivery plan to ensure suppliers meet the demand per the plan.ย 

  • Provide reports for the progress and status of SOWsย openย forย long periodsย of time.ย ย 

  • Coordinate closure of POs at project-end and keep track of work orders status.ย ย 

  • Periodically review financial reports to ensure compliance with budget targets, reconciliation of project charges against approvedย contracts,ย and support gathering data related to unit costs within sites.ย 

  • Reconcile GC actual costs with GMP/ Schedule of Values.ย 

  • Contract Administration (retention, T&Cs, insurance, allowances, contingency, incentives).ย 

  • Compiling as built cost estimate records for benchmarking purposes.ย 

  • Maintain cost benchmarkingย databases.ย 

  • On Site Records and Document Control.ย 

  • Trackingย all key project documents, including change orders, invoices and payments,ย lienย releases, etc.ย 

  • Initiate close out process prior to project completion, typically two to three months in advance.ย 

  • Establishย closeย documentation requirements. Collect and track receipt of allย closeย out documents until completion, including warranties, as-builts, O&M manuals, etc.ย 

  • Setting and attending change control and cost meetings asย required.ย 

  • Attend risk meetings andย maintainย riskย log.ย 

  • Monitor,ย trackย and analyze schedule progress in the field (actual vs. forecast).ย 

  • Ensure QA/QC isย followed.ย ย 

  • SOX control responsibilities may be part of this role, which are to be adhered to where applicable.ย 

Qualifications
  • Degree in construction management, cost management, quantity surveying,ย engineeringย or field related to construction.ย 

  • Minimum 5-7 years of applicable experienceย ย 

  • Advanced skills with spreadsheets, reportย writing,ย and presentations.ย 

  • Skilled in the use of industry accepted applications for cost,ย planning,ย and progress measurement.ย 

  • Demonstratesย aย high levelย of self-organization,ย coordination,ย and planning.ย 

  • Proficient in Microsoft Suite of Products (Word, PowerPoint, Excelย 

  • Expertiseย using Primavera P6 and Microsoft Project.ย 

  • Excellent communication skillsย

The minimum salary for the Senior Project Control Manager position is $150,000 annually and the maximum salary for position is $ 170,000 annually.
