Job description

Nasser Holdings is a Houston based holding company that builds, acquires, and operates businesses across restaurants, franchising, and construction. Our operating companies are Wingbay, a fast growing chicken wing restaurant and franchise brand; Dripped, a taco restaurant group; and Goldbeam Construction, our commercial general contractor. We are privately held and founder owned. Our teams are small, the work is real, and the people we hire own their results.


This role sits with Goldbeam Construction, the Nasser Holdings company that handles commercial construction for the group. Goldbeam builds restaurant and retail spaces across Texas, both for our own brands and for outside clients and franchisees. Most of our work is tenant improvement and second generation restaurant buildouts on tight schedules, where a signed lease and a grand opening date are already on the calendar.


About the role

Keep the paperwork behind every Goldbeam project organized, current, and on time. Contracts, insurance certificates, permits, invoices, and closeout documents all run through this seat. Nothing on a jobsite moves without the paperwork being right, and this is the person who makes sure it is.



What you will do

•      Maintain the contract file for every project: owner agreements, subcontracts, purchase orders, and change orders

•      Issue subcontracts and purchase orders from approved templates, and track signature status until every document is executed

•      Collect and track certificates of insurance against subcontract requirements, and chase expirations before coverage lapses on an active site

•      Collect executed lien waivers from subcontractors each pay period and file them against the correct project

•      Assemble the backup documentation needed for owner billings and pay applications

•      Prepare and send project invoices from approved figures, and follow up on outstanding receivables

•      File and track permits across City of Houston, Harris County, and surrounding municipalities, plus health department and fire marshal submissions

•      Assemble closeout packages: warranties, operations and maintenance manuals, as builts, and final lien releases

•      Maintain project records in monday.com so contract, insurance, and billing status are visible to everyone without anyone having to ask

•      Keep a running deadline calendar for insurance expirations, permit dates, and billing cycles, and flag anything approaching to the VP of Construction

•      Support the VP of Construction and the Assistant Project Manager with document requests across all active projects



What we are looking for

  • Comfortable owning deadlines and chasing other people for documents without being asked twice
  • Strong written communication with subcontractors, owners, and municipalities
  • Solid Excel and document management skills
  • Able to work full time in office in Houston
  • Ability to pass a background check



Nice to have

•      Construction office, project assistant, or contract administration experience

•      Certificate of insurance tracking or vendor compliance experience

•      Permitting experience with a Texas city or county

•      Familiarity with lien waivers or construction billing

•      Procore, Bluebeam, Sage, Foundation, or monday.com

•      Bilingual English and Spanish

•      A notary commission, or willingness to become one, since lien waivers often require notarization
