CLASSIFICATION: Full-time, Non-Exempt, Benefits Eligible

COMPENSATION: $63,000 per year + ability to earn up to an additional 15% of salary in performance bonuses

POSITION SUMMARY: This role is laser-focused on driving leasing performance, occupancy, and resident retention for the community. The Community Director partners closely with the Community Manager on day-to-day operations and is a primary point of contact for current and prospective residents. This role is ideal for someone looking to grow into a Community Manager position and who thrives in a fast-paced, goal-oriented leasing environment.

KEY DUTIES & RESPONSIBILITIES:

Leasing & Occupancy:

  • Own the leasing pipeline -- conduct tours, follow up with prospects, and convert leads to signed leases
  • Monitor daily, weekly, and monthly leasing and occupancy KPIs; escalate concerns to the Community Manager
  • Execute the community's pre-leasing and renewal strategies to hit occupancy and revenue goals each academic cycle
  • Manage and execute the renewal outreach program, ensuring all current residents are contacted through the renewal process
  • Conduct regular market surveys and shop comparable student housing communities in Eugene to stay current on pricing and promotions
  • Implement leasing promotions, campaigns, and outreach programs in collaboration with the Community Manager

Resident Relations & Retention:

  • Serve as a primary contact for resident needs, questions, and concerns -- responding promptly and professionally
  • Build a positive, community-centered living environment that supports resident satisfaction and retention
  • Plan and support resident events, programs, and communications (newsletters, social media, etc.) that drive engagement
  • Review notice-to-vacate requests and identify root causes; proactively work to improve retention
  • Build and maintain relationships with campus and community resources including University of Oregon housing offices, student organizations, and local businesses

Administrative & Operations:

  • Process lease applications, execute lease agreements, and manage lease file accuracy in Entrata or designated property management software
  • Collect rent, post payments, and assist with delinquency follow-up under the direction of the Community Manager
  • Conduct move-in and move-out inspections and ensure accurate documentation
  • Assist with preparation of weekly and monthly leasing reports submitted to Redstone
  • Maintain office organization, ensure common areas are ready for tours, and uphold property appearance standards
  • Support the Community Manager with special projects, marketing initiatives, and property reporting as needed
  • Conduct all business in accordance with Fair Housing laws, company policies, and applicable Oregon landlord-tenant regulations

Team & Leadership:

  • Collaborate with leasing staff, providing coaching and guidance on leasing best practices
  • Step in to support overall property operations in the absence of the Community Manager
  • Contribute to a high-performance, team-first culture aligned with Redstone's core values

EXPERIENCE & QUALIFICATIONS:

  • 1-3 years of experience in student housing, multifamily leasing, or property management
  • Demonstrated track record of hitting leasing and occupancy targets
  • Client-ready professional demeanor with strong communication skills -- written and verbal
  • Experience with property management software (Entrata preferred, but not required)
  • Highly organized with strong attention to detail and ability to manage multiple priorities
  • Team player with a positive, solutions-oriented attitude
  • Proficiency in Google Apps and Microsoft Office
  • Ability to work some evenings and weekends during peak leasing season
