Position Summary:
We are seeking an experienced Construction Project Manager to join our design-build general contracting team in Wisconsin. The Project Manager is responsible for managing projects from handoff through completion, ensuring they are delivered safely, on schedule, within budget, and to company and client quality standards.
The Project Manager oversees scheduling, budgets, subcontractors, materials, quality, safety, documentation, and client communication while coordinating closely with owners, architects, consultants, trade partners, suppliers, field employees, and internal teams.
The ideal candidate is organized, proactive, detail-oriented, and able to manage multiple priorities while building strong relationships and identifying potential issues early.
Essential Duties & Responsibilities
Project Planning & Handoff
- Participate in project handoff from Sales/Business Development.
- Review scope, plans, specifications, contracts, budgets, allowances, selections, and client expectations.
- Identify design, constructability, scheduling, budget, and potential claim/change-order issues early.
- Develop and maintain project schedules, milestones, and subcontractor activities.
- Develop subcontractor/vendor lists and coordinate timely procurement and purchase orders.
- Review plans and specifications for completeness and coordination.
Subcontractor & Vendor Management
- Coordinate architects, consultants, subcontractors, suppliers, laborers, and internal staff.
- Solicit and review subcontractor/vendor proposals as needed.
- Track submittals, product information, samples, selections, and approvals.
- Coordinate material deliveries and site logistics.
- Monitor subcontractor performance, schedules, workmanship, and contract compliance.
- Maintain strong relationships and clearly communicate project, site, and safety expectations.
Budget & Cost Management
- Manage projects within established budgets and financial objectives.
- Monitor costs, commitments, invoices, and potential cost exposures.
- Review subcontractor/vendor invoices for accuracy and completed work.
- Identify and communicate potential overruns.
- Assist with scope changes, client requests, unforeseen conditions, and change-order creation.
- Maintain accurate financial and contract documentation.
Field Operations & Quality Control
- Conduct regular site visits to monitor progress, workmanship, cleanliness, organization, safety, and site conditions.
- Monitor field schedules and hours as appropriate.
- Coordinate deliveries and site logistics to minimize delays.
- Ensure work complies with plans, specifications, contracts, and company quality standards.
- Identify deficiencies and coordinate timely corrections.
- Work closely with field supervisors and project teams to maintain schedule and quality.
Safety
- Promote and enforce a strong job site safety culture.
- Monitor site conditions and address hazards promptly.
- Ensure subcontractors and field personnel follow OSHA, company, and project-specific safety requirements.
- Document and communicate safety concerns and corrective actions.
- Maintain knowledge of applicable Wisconsin construction safety requirements.
Client & Project Communication
- Serve as a primary client contact throughout construction.
- Maintain professional and proactive communication with owners and stakeholders.
- Conduct bi-weekly job site meetings as appropriate.
- Prepare and distribute agendas, meeting minutes, action items, and follow-up documentation.
- Maintain required project documentation and subcontractor sign-in sheets.
- Keep clients informed of progress, schedule changes, decisions, and potential issues.
- Provide significant project updates and meeting minutes to Sales/Business Development.
- Ensure client expectations and project deliverables are addressed throughout construction.
Project Closeout
- Coordinate punch lists and completion of outstanding work.
- Collect warranties, manuals, product information, maintenance information, and other closeout documents.
- Prepare and coordinate the Owner's Manual/closeout package.
- Ensure final inspections, approvals, and documentation are complete.
- Coordinate subcontractor/vendor closeout.
- Support a smooth transition to warranty/service.
Qualifications & Skills
- Bachelor's degree in Construction Management, Construction Science, Engineering, Business, or related field preferred; equivalent experience considered.
- Minimum 5 years of commercial or residential construction project management experience, preferably with a GC or design-build contractor.
- Experience managing projects from pre-construction/handoff through closeout.
- Strong knowledge of construction methods, scheduling, estimating, budgeting, subcontractor management, and contract administration.
- Ability to read and interpret construction drawings, specifications, and scopes of work.
- Strong understanding of OSHA and construction safety requirements.
- Excellent written and verbal communication skills.
- Strong organizational, time-management, problem-solving, and follow-through skills.
- Ability to manage multiple projects, deadlines, and priorities.
- Proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Experience with Microsoft Project or construction project management software preferred.
- Ability to work independently while collaborating effectively with field and office teams.
- Valid driver's license and ability to travel throughout Wisconsin as needed.
Preferred Experience
- Design-build construction.
- Direct experience working with owners, architects, and design professionals.
- Subcontractor bidding, procurement, submittals, change orders, and project closeout.
- Construction software such as Procor or similar.
- Knowledge of Wisconsin building codes, permitting, and construction practices.
