What You'll do
As a Financial Analyst, you will be responsible for evaluating prospective real estate investments, development projects, and acquisitions. This role plays a critical part in underwriting deals, assessing financial feasibility, and supporting strategic decision-making through detailed financial modeling and market analysis. This individual will partner closely with acquisition and disposition specialists, and leadership to ensure disciplined, data-driven investment decisions.
  • Build and maintain complex financial models (Excel-based) for acquisitions, developments, redevelopments, leases and dispositions.
  • Analyze IRR, NPV, equity multiples, cash-on-cash returns, and sensitivity scenarios.
  • Perform scenario and risk analysis to assess downside exposure.
  • Support site selection and acquisition strategy through financial and market evaluation.
  • Review appraisals, broker opinions of value, and third-party reports.
  • Prepare investment memorandums and executive summaries for internal approval and presentations.
  • Track and compare projected actual performance post-acquisition.
  • Support refinancing and disposition analysis.
  • Understand the business unit(s) and the operating systems that support them.
  • Manage complex projects independently that typically cross multiple business units, divisions or states.
  • Use discretion and independent judgement in daily decisions.
  • May be required to cross train and perform other duties.

Essential Qualities for Success
  • At least 5 years of financial analyst experience OR equivalent combination of experience and education is acceptable.
  • Bachelor's degree in finance or accounting or related field required.
  • Demonstrated ability to achieve desired results.
  • Strong problem-solving and partnership skills.
  • Advanced financial analysis skills combined with insight into the nuances of the real estate segment.
  • Experience in preparing data sets, statistical reports and computer applications to support financial analysis work.
  • Strong understanding of financial statement and financial reports.
  • Advance proficiency in MS Office, most notably Excel.
  • Ability to participate in our online applicant and new hire onboarding process.
