Our client, a full-service residential real estate brokerage with a strong presence throughout Manhattan, Brooklyn, and Queens, is looking for an experienced New Development Manager to join its growing team.

This is an exciting opportunity for someone who truly understands the full lifecycle of a new development project — from early planning and positioning through launch, leasing, and stabilization.

The New Development Manager will work closely with developers, landlords, ownership groups, marketing teams, and leasing professionals to ensure projects are positioned properly from the start and executed successfully through lease-up. This is a highly visible, client-facing role for someone who is strategic, organized, commercially minded, and excellent at keeping multiple stakeholders and moving pieces on track.

What You’ll Do

Pre-Development Strategy & Advisory

• Serve as the primary point of contact for developers, landlords, and ownership teams throughout the project lifecycle.
• Advise on unit mix, layouts, finishes, amenity programming, and overall asset positioning.
• Conduct site walkthroughs, assess project readiness, and create timelines leading up to launch.
• Perform market research, competitive analysis, and pricing studies.
• Keep ownership informed and aligned on timelines, deliverables, pricing strategy, launch readiness, leasing performance, and next steps.

Marketing & Launch

• Partner closely with the Director of Marketing on branding, creative direction, launch strategy, broker outreach, and strategic partnerships.
• Develop agent-facing resources and project reference materials.
• Oversee leasing office setup, building policies, fee structures, and application processes.
• Make sure every detail is in place for a smooth and successful launch.

Leasing Leadership & Performance

• Develop staffing plans and help recruit, build, and retain strong on-site leasing teams.
• Lead, mentor, and manage leasing teams with a focus on service, accountability, and results.
• Establish and drive weekly and monthly absorption goals.
• Track and report on lead quality, response times, conversions, and overall leasing performance.
• Optimize leasing funnels, communication templates, CRM follow-up, and nurturing campaigns.
• Develop unit-level pricing strategies based on line, floor, views, premiums, and overall absorption goals.
• Continuously monitor competitive properties and market conditions, adjusting pricing, concessions, and marketing spend as needed.
• Ensure compliance with all applicable NYS, NYC, and federal regulations.

Business Development

• Support new business pitches through research, financial modeling, market analysis, and presentation development.
• Participate in pitch meetings and follow-up strategy.
• Manage project offboarding, final reporting, and case study development.

Who We’re Looking For

• 8+ years of real estate experience, including at least 5 years focused on new development leasing.
• Deep knowledge of the NYC residential market and the factors that drive leasing performance.
• Strong understanding of projected rents, unit layouts, amenity programming, pricing, and asset positioning.
• Experience working directly with developers, landlords, and ownership groups.
• Excellent project management and organizational skills.
• A strong communicator who can confidently manage multiple stakeholders and priorities.
• Someone who can think strategically while still staying on top of the details.
