Job description

A Brief Overview

The Development Associate will work with the development team on real estate investment and development opportunities. This position will coordinate predevelopment and development activities, including market research, entitlements, pro forma analysis, due diligence, financial partner reporting, lease-up marketing and support, and project transition to operations. This position will work daily with the development, design, and construction teams, providing candidates with exposure to the full development process and opportunities for growth.
What you will do

  • Conducts market research and analysis to evaluate target markets, submarket trends, competitive positioning, and demand drivers to inform development and investment decisions.
  • Supports financial underwriting and modeling for new development opportunities, including analyzing sources and uses, return metrics, sensitivity scenarios, and overall project feasibility.
  • Conducts site feasibility studies by evaluating zoning, land use restrictions, infrastructure availability, environmental considerations, and physical site constraints.
  • Supports predevelopment site analysis, including coordination of surveys, environmental reports, title review, and preliminary design inputs to assess project viability and risks.
  • Coordinates permitting and entitlement processes by interfacing with municipalities, consultants, and internal stakeholders to secure approvals, track milestones, and resolve issues.
  • Coordinates and supports due diligence activities related to acquisitions and development projects, including review of legal, financial, technical, and environmental documentation to identify risks and validate assumptions.
  • Supports construction management activities by monitoring project schedules, budgets, and progress, coordinating with contractors and consultants, and assisting with issue resolution throughout the construction phase.
  • Coordinates cross-functional activities across development, design, construction, and operations teams to ensure alignment on project schedules, deliverables, and execution milestones.
  • Coordinates project reporting for financial partners by preparing updates, tracking key performance indicators, and ensuring timely, accurate communication on project status, budget, and risks.
  • Supports project turnover and closeout activities by assisting with documentation, final inspections, and punch list completion to ensure a successful transition from development to operations.
  • Supports property management and lease-up activities, including coordination with marketing and operations teams and monitoring lease-up performance to support stabilization.
  • Assist in the preparation and management of project schedules, budgets, and reports.
  • Coordinate with architects, engineers, contractors, and consultants to ensure project objectives are met within established parameters.
  • Assist with coordinating with local and state agencies to obtain entitlements, permits, and approvals for proposed projects.
  • Participate in project meetings, site visits, and inspections to monitor progress and address any issues or concerns.
  • Prepare and distribute project documentation, reports and presentations as needed.
  • Support the procurement process by soliciting bids, reviewing proposals, and assisting with negotiating contracts.
  • Maintain accurate records and documentation related to project activities, expenses, and correspondence.
  • Perform other duties and responsibilities as assigned by the Development Manager or senior management.


Qualifications

  • Bachelor's Degree in Finance, Real Estate, Business Management, Construction, or a related field required.
  • 2-4 years work experience in real estate, finance, real estate development, underwriting, construction, or another related field preferred.
  • Exposure to multifamily, residential, or commercial real estate projects, including familiarity with development processes, lease-up, or property operations preferred.
  • Experience supporting real estate development, acquisitions, or investment activities, including exposure to underwriting, due diligence, entitlements, or project execution preferred.
  • Experience with financial analysis and modeling, including development pro formas, budget tracking, or investment analysis preferred.
  • Outstanding organizational skills and ability to effectively prioritize multiple tasks under pressure while maintaining attention to detail.
  • Excellent critical thinking, judgment, strategic planning, and problemsolving skills.
  • Ability to perform market research.
  • Highly developed sense of responsibility and initiative.
  • Must demonstrate excellent written and verbal communication and interpersonal skills, particularly the ability to communicate effectively with all management and industry professionals.
  • Able to independently manage time effectively in order to efficiently work on varied and concurrent projects with conflicting deadlines.
  • Ability to identify problems, collect and analyze data, and draw logical conclusions.
