As a Maintenance Tech II – your previous experience will enable you to make routine repairs and
perform preventative maintenance in all areas of our apartment communities. In addition to work
skills, you will also be known for your punctuality, your willingness to learn and teach, your
honesty, and your positive attitude. This is a critical support role working in diverse communities
on a team of people dedicated to improving the quality of our properties and serving the
residents who call this their home.


PRIMARY RESPONSIBILITIES
Complete maintenance requests (work orders) in a timely manner.
Thoroughly and accurately document the time spent, the supplies used, and the tasks
performed to complete each work order.
Comes to work prepared with your own tools ranging from common hand and power tools,
such as hammers, saws, drills, and wrenches.
Daily tasks may include painting, plaster, drywall, installing appliances, light plumbing, and
routine inspection of smoke detectors and other preventative maintenance tasks.
Assist with carpentry work, such as fitting doors, freeing windows, replacing, and building
shelves.
Communicates all maintenance concerns to the manager or maintenance supervisor.
Perform and document routine preventive maintenance as assigned.
Logs all materials taken from inventory so they can be charged back to the correct property
and replenished.
Maintain the cleanliness and appearance of all properties by performing custodial work,
including sweeping, mopping, vacuuming, and picking up and emptying trash, inside and
outside of the property.
Must learn where water/gas meters and sewer lines are located at all properties.
Ensure storage areas and entrances are locked securely and have adequate lighting.
Maintain chemical safety requirements and MSDS data sheets.
Must be aware and conform to all safety requirements while working on the properties and
operating motor vehicles
Able to work independently to paint, repair roofs, install or repair windows, doors, floors,
woodwork, plaster, drywall, and maintain other parts of building structures.
Installation of new equipment such as appliances, etc.
Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits,
etc.
Perform carpentry work, such as fitting doors, freeing windows, building shelves, and other
construction tasks related to a Unit Remodel.
Perform routine preventive maintenance to ensure equipment continues to run smoothly,
building systems operate efficiently, and/or the physical condition of buildings does not
deteriorate.
Able to perform scheduled maintenance on all equipment based on the manufacturer's
recommendations and operating manuals.
Perform seasonal work such as snow removal and yard care. Occasional night and weekend
requirements for snow removal may be necessary.
Exterior maintenance of the building such as gutter, soffit, and siding repair.
Prepare accurate records regarding preventive maintenance, work orders, apartment rehab,
annual inspections, and inventory.
Participate in annual unit inspections with Managers.

Must provide own hand tools.
Available for On-Call Rotation after 30 days orientation.

PHYSICAL REQUIREMENTS
Ability to push, pull, and lift 50 pounds frequently, 100-150 pounds or more occasionally.

Ability to walk long distances and climb stairs repeatedly.


MINIMUM REQUIREMENTS
Valid driver’s license, insurable for company vehicle & reliable transportation to and from work.

3 or more years of experience in all phases of building maintenance including but not limited
to appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance.
