About the Position

The Assistant Maintenance Supervisor is responsible for assisting in the day-to-day maintenance operations and physical upkeep of the assigned community in accordance with Company safety standards and supporting the Maintenance Supervisor to ensure that the established Company objectives are achieved.

Job Responsibilities

  • Assist in maintaining the physical condition and general upkeep of the community following Company operating and safety standards.
  • Thoroughly complete work orders within the expected timeframe according to Company policy and standards.
  • Assist in managing and preparing make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs, according to Company unit turn policies and standards. Assist in scheduling contracted work required with Company approved vendors and update make-ready statuses and dates.
  • Assist and support in the administration of all maintenance related functions including tracking of inventory, data entry, and maintaining safety records within Company software. Ensure documentation is completed in a timely manner including maintaining safety data sheets (SDS).
  • Assist in cleaning and trashing out vacated apartment homes, including physical evictions. Properly document all abandoned belongings and storage/disposal according to Company policy.
  • Assist the Maintenance Supervisor in managing all aspects of the community’s physical upkeep including community grounds, pool and spa, common areas, lighting, trash compactor, pet stations, building exteriors, railings and stairs, controlled access buildings, and amenities to keep areas clean, operational, and safe for all residents and guests.
  • Assist in scheduling or performing proper testing and maintenance of community systems including pumps, boilers, fire control systems, elevators, backup generators, smoke and carbon monoxide detector systems, etc.
  • Assist in scheduling and performing regular inspections of the community, including pre move-out inspections, move-out inspections, and preventative maintenance inspections (PMIs).
  • Assist in the management of all supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas so that common areas are properly maintained.
  • Oversee contractors when professional services and repairs are necessary.
  • Act as the onsite supervisor in the absence of the Maintenance Supervisor. Perform maintenance projects and tasks with minimal supervision consistent with Company policy and direction from supervisor.
  • Follow up on unresolved customer service issues to ensure resolution and resident satisfaction.
  • Promptly and professionally respond to after-hours emergency calls as assigned.
  • Ensure all workshops and utility rooms are clean, orderly, and safe. Adhere to all Company safety and OSHA requirements.
  • Remove snow and ice when and where applicable during inclement weather.
  • Maintain appropriate quantities of equipment and supplies within budget restraints and support the Maintenance Supervisor with placing regular supply orders with approved vendors.
  • Responsible to secure and for the timely maintenance of all Company equipment entrusted to the employee’s care, including golf carts and work vehicles.
  • Adhere to and enforce all requirements of the O & M manual including lock out/tag out and mold, moisture control and clean up procedures.
  • Inform appropriate supervisor(s) of any observed or potentially hazardous situations for residents, team members, and guests, including all injuries/incidents.
  • Uphold and enforce proper security practices including appropriate key control procedures.
  • Participate in the success of resident events, community programing and local/non-profit programs as assigned.
  • Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
  • Maintain and promote a reputation of excellence. Continuously work to improve community and company reputation scores.
  • Implement new systems, programs and procedures as directed by the company. Effectively and appropriately use company technology and software.
  • Work collaboratively and respectfully with peers, other team members and departments.

Experience

  • Minimum 2 years of related maintenance experience.
  • Prefer relevant professional certifications such as CPO and CAMT.
  • High level of competency and efficiency in all aspects of maintenance operations including electrical, plumbing, pool maintenance, appliance repair, carpentry, and painting.
  • Thorough knowledge of Federal Fair Housing and other applicable local, state, or federal regulations.
  • Ability to provide exceptional customer service to address the needs of residents in a friendly and professional manner.
  • Proficient using technology including MS Office Suite (Word, Excel, PowerPoint, and Outlook) and iPads/tablets.
  • Excellent written and verbal communication skills.
  • High school education or equivalent required.
  • Must be 18 years of age or older.
  • Valid driver's license required.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
