The Joel Nelson Group is seeking a highly organized, creative, and handsโ€‘on Listing Presentation Specialist to oversee the preparation, presentation and marketing of our property listings to look their very best at every step of the sale process!

In this role, you will collaborate and coordinate on the key steps to presenting a listing - from color and fixture consultation, furnishing/staging, and capturing all images for marketing materials and property presentation to the world. Working closely with our expert team of listing agents, stagers, photographers, cleaners, and contractors; you'll ensure every listing showcases at its absolute best on screen and in person, while delivering an exceptional client experience for our sellers!

You can play a critical role, as this position blends marketing, design, project coordination, leadership, and handsโ€‘on property presentation. No two days are the sameโ€”you may spend one morning on site coordinating a staging installation or fineโ€‘tuning a home for a photo session, and another crafting highโ€‘impact visual ad campaigns across media channels. The role averages 30โ€“40 hours per week with consistent, yearโ€‘round work supporting approximately 50 listings annually.

RESPONSIBILITIES PLANNING + PREPARATION
  • Conduct "before" photography to document each property's original condition.

  • Evaluate each property early and help identify opportunities to improve presentation before launch.

  • Outline timelines to ensure homes are marketโ€‘ready on schedule.

  • Confirm Contractors and Listing Assistants have executed repairs, renovations, and deep cleaning on schedule and to JNG standards.

STAGING + PROPERTY PRESENTATION
  • Coordinate staging delivery, scheduling, parking, and mover access.

  • Assist stagers as needed with furniture placement, artwork installation, lighting adjustments, and final styling.

  • Conduct qualityโ€‘control walkthroughs to ensure every listing reflects our standard of excellence.

PHOTOGRAPHY + MARKETING
  • Schedule and coordinate professional photography, videography, 3D tours, and virtual staging appointments.

  • Personally oversee media appointments to ensure each property is presented at its absolute best.

  • Review photography for quality and coordinate enhancements or retouching when needed.

  • Collaborate with the team to produce listing materials, MLS content, flyers, virtual tours, Home Highlights, and other marketing collateral.

  • Oversee the installation, maintenance, replenishment, and removal of all physical property marketing materials, signage, lockboxes, riders, and branded displays.

PROPERTY MAINTENANCE + QUALITY CONTROL
  • Lead and supervise Property Runner checkโ€‘ups, ensuring all property maintenance tasks are completed accurately, on schedule, and to Joel Nelson Group's standards of excellence.

  • Conduct routine property inspections throughout the listing lifecycleโ€”including before staging, after showings, prior to open houses, and before settlementโ€”to ensure every home consistently shows at modelโ€‘home quality.

  • Execute or oversee light cleaning, organization, staging touchโ€‘ups, curb appeal improvements, trash removal, and overall property readiness.

  • Identify site issues proactively and coordinate timely resolution with vendors, homeowners, contractors, and internal team members.

MARKETING + TEAM SUPPORT
  • Stay informed on neighborhood competition and market trends.

  • Gather showing feedback and communicate trends to the listing team.

  • Assist with MLS accuracy, marketing updates, and listing improvements throughout the active marketing period.

  • Collaborate across team players to ensure a seamless client experience from listing through settlement.

QUALIFICATIONS
  • Strong organizational skills with exceptional attention to detail.

  • Ability to manage multiple projects and deadlines simultaneously.

  • Strong eye for design, presentation, and photography.

  • Excellent written, verbal, and interpersonal communication skills. Experience supervising, coordinating, or holding team members accountable for project completion is preferred.

  • Comfortable coordinating contractors, photographers, vendors, homeowners, and internal team members.

  • Prior experience in real estate, home staging, interior decorating, marketing, hospitality, event planning, visual merchandising, or a related field preferred

  • Proficiency with Outlook, Google Workspace, mobile apps, scheduling software, and digital project management tools.

  • Experience with Bright MLS, ShowingTime, SentriLock, Canva, or Adobe Creative Suite is a plus.

  • Reliable transportation to travel between properties.

  • Ability to lift up to 50 pounds and comfortably use step ladders.
