We are seeking a dynamic and experienced Preconstruction Manager to join our progressive team in the construction industry. The ideal candidate will play a crucial role in our preconstruction phase, leading the planning, budgeting, and estimation of our construction projects. This role involves a high level of responsibility and requires a strong understanding of contract management, subcontracting, contract negotiation, project bidding, cost control, project planning, and procurement. The successful candidate will have a proven track record in the industry and a keen eye for detail, ensuring that all aspects of our projects are meticulously planned and executed.

Responsibilities:

  1. 1. Leading and managing the preconstruction phase of all projects, ensuring that all aspects are planned, budgeted, and estimated accurately.
  2. 2. Coordinating with project stakeholders to gather all necessary information for the preconstruction phase.
  3. 3. Developing and maintaining detailed project schedules, including all administrative tasks and site activities.
  4. 4. Conducting detailed risk assessments to prevent potential project delays or cost overruns.
  5. 5. Reviewing and negotiating contracts and subcontracts, ensuring that all agreements are in the best interest of the company.
  6. 6. Coordinating with the procurement team to ensure that all necessary materials and equipment are acquired in a timely and cost-effective manner.
  7. 7. Implementing effective cost control measures to ensure that projects are completed within budget.
  8. 8. Leveraging your excellent Microsoft Excel skills to track and report on project progress, costs, and other key metrics.
  9. 9. Continually improving preconstruction processes and procedures to enhance efficiency and accuracy.

Qualifications:

  1. 1. A minimum of 4 years of experience in a similar role within the construction industry.
  2. 2. Proven experience in preconstruction planning, budgeting, contract management, subcontracting, contract negotiation, project estimation, project bidding, cost control, project planning, and procurement.
  3. 3. Excellent Microsoft Excel skills, with the ability to create complex spreadsheets and perform advanced data analysis.
  4. 4. Strong negotiation skills, with the ability to secure favorable terms and conditions for the company.
  5. 5. Excellent communication and interpersonal skills, with the ability to liaise effectively with a range of stakeholders.
  6. 6. Strong problem-solving skills, with the ability to identify and resolve potential issues before they impact project timelines or budgets.
  7. 7. A relevant degree in Construction Management, Engineering, or a related field would be advantageous.
