JOB SUMMARY

We are seeking an experienced Commercial Escrow Officer to join our team. The ideal candidate will have a strong background in commercial real estate transactions and a demonstrated ability to manage complex escrow files from opening through closing. This individual will provide exceptional customer service while coordinating all aspects of commercial transactions and maintaining strong relationships with clients, lenders, attorneys, brokers, and other industry professionals.

JOB DESCRIPTION
  • Manage commercial escrow transactions from opening through closing and post-closing.
  • Review purchase and sale agreements, escrow instructions, loan documentation, and related transaction documents.
  • Coordinate with buyers, sellers, lenders, attorneys, brokers, surveyors, and title personnel to facilitate successful closings.
  • Analyze title commitments, exception requirements, entity documents, and closing conditions.
  • Prepare and review closing statements, settlement statements, and closing disclosures as applicable.
  • Ensure compliance with company procedures, underwriting guidelines, and applicable state and federal regulations.
  • Conduct closing appointments and effectively explain closing documents and escrow requirements.
  • Resolve transaction issues and work proactively to meet contractual deadlines.
  • Maintain accurate escrow records and ensure timely funding and disbursement of transactions.
  • Develop and maintain strong customer relationships to support business growth and retention.
  • Assist with mentoring and training escrow staff as needed.
  • Perform other duties as assigned.
EXPERIENCE
  • Minimum 2+ years of escrow experience with significant commercial escrow experience required.
  • Strong knowledge of commercial real estate transactions, title insurance, and escrow procedures.
  • Experience handling high-liability and multi-party commercial transactions.
  • Ability to interpret legal descriptions, entity documentation, title commitments, and closing instructions.
  • Excellent organizational, analytical, and problem-solving skills.
  • Strong customer service and relationship-building abilities.
  • Excellent verbal and written communication skills.
  • Ability to manage multiple complex transactions simultaneously.
  • Proficient in Microsoft Office and escrow software platforms.
CERTIFICATES/LICENSES
  • Utah Notary Public preferred.
  • Utah Title Insurance Producer License required or ability to obtain within required timeframe.
