Job description

Infrastructure is at the core of Waymo's commercial business, driving all our initiatives. Our depots and charging sites are critical for keeping cars on the road and directly impact the business's bottom line. Waymo's Real Estate Portfolio Manager is responsible for maintaining and optimizing Waymo's leased and owned real estate portfolio through effective asset management, process improvement and strategic decision making. This role will manage all aspects of Waymo's real estate portfolio, including lease compliance, portfolio optimization, asset management coordination, valuation and reporting and risk management.

In this hybrid role, you will report to a Director of Real Estate and Transactions.

You will:

  • Perform strategic portfolio analysis and support business stakeholders throughout the leased and owned life cycle of the real estate asset
  • Create and track key portfolio metrics, KPIs and critical dates
  • Process CAM reconciliations and landlord budget updates
  • Drive portfolio optimization through process improvement, cost savings/avoidance and standardized lease language
  • Report on metrics of the existing portfolio and provide regular business updates

You have:

  • A minimum of 3 years of portfolio management, asset management or property management experience
  • Experience in commercial real estate, lease administration or lease accounting within an industrial or commercial environment
  • Experience interpreting lease language, managing critical lease dates and conducting lease negotiations
  • Strong written and verbal communication skills
  • Ability to work independently in a fast-paced, startup-like environment

We prefer:

  • Experience utilizing software platforms such as CoStar, SalesForce, Looker and the Google Suite (Gmail, Sheets, Docs, etc.)
  • Bachelor's degree or equivalent in business, management, real estate or another related field
  • Experience using data and metrics to determine and drive improvements
  • Experience making business recommendations and influencing stakeholders
  • Experience with industrial or automotive asset classes
