We are seeking a highly motivated MBA/Financial Analysis intern to support our Leadership and Property Management teams. This person will partner with our CFO, VP, Controller, and operations/properties on financial modeling/FP&A, strategic analysis, forecasting, and asset analysis. This individual should have deep expertise in financial modeling to support business decision-making and strategic planning. This role will focus on building, maintaining, and enhancing complex financial models to evaluate performance, forecast outcomes, and support investment decisions.

In addition to gaining hands on exposure to the companyโ€™s executive leadership team, this person will benefit by gaining exposure to real estate operations, asset performance, and financial analysis across our growing portfolio of residential apartment communities (including luxury communities, Sec 8 housing and LIHTC properties), as well as condominiums and commercial spaces.

Partnering with our C-Suite and property leaders, this individual will work toward driving operational efficiency and enhancing our company and portfolio performance and operations.

Financial Modeling & Analysis

  • Develop and maintain financial models, including 3-statement models, DCF, scenario analysis, sensitivity analysis
  • Build models to evaluate performance, investment/revenue opportunities, and capital allocation decisions, utilizing AI and tools such as Tableau, Essbase, excel, etc.
  • Analyze historical financial data; create forward-looking forecasts

Forecasting & Planning

  • Support annual budgeting and long-range planning processes
  • Create rolling forecasts and track performance against targets
  • Identify key drivers impacting revenue, margins, and cash flow

Strategic & Ad Hoc Analysis

  • Conduct scenario planning and what-if analyses to support strategic initiatives
  • Evaluate potential M&A opportunities, capital projects, and new business lines
  • Provide data-driven insights and recommendations to senior leadership

Reporting & Visualization

  • Prepare financial reports, dashboards, and executive presentations
  • Translate complex modeling outputs into clear business insights
  • Automate reporting and other processes where possible using AI tools

Operational Support

  • Monitor day to day property performance metrics (occupancy, leasing activity, maintenance requests, expenditures)
  • Analyze capital projects (both in process and forecasted) on potential cost and impact on financial performance
  • Assist with investor relations and commercial banking. This involves communication with investors and preparation of documents related to account openings and closings, as an example.

Financial Analysis & Reporting

  • Analyze property-level financial statements for apartments (NOI, rent rolls, operating expenses) and condominiums (capital expenditures, potential vacancies, marketing/advertising expenditures, amenity expenses for pools, gyms, etc.)
  • Assist in budgeting, forecasting, and variance analysis
  • Prepare weekly/monthly performance reports and dashboards, present to Leadership with findings or concerns
  • Support leasing efforts, including market research and competitive analysis

Strategic Projects & Analysis

  • Conduct market and portfolio analysis to identify revenue enhancement opportunities
  • Assist in evaluating capital improvement projects and ROI

Qualifications

  • Currently pursuing an MBA
  • Strong modeling, analytical, and quantitative skills
    • Proficiency in Microsoft Office applications; Experience in financial modeling tools (i.e. PowerBI, Tableau, Excel VBA, Visio) and AI tools; Advanced proficiency in Excel (required) including Complex formulas
    • Advanced proficiency in financial modeling best practices and scenario and sensitivity tools
  • Interest in real estate, property management, or asset management
  • Excellent communication, presentation, organizational skills
  • Ability to work independently and collaboratively
  • Familiarity with statistical analysis, financial modeling and valuation, including financial statement analysis, accounting principles, valuation methodologies (DCF, comparable analysis, etc.)

Preferred Skills

  • Experience with real estate software (e.g., Vantaca, Entrata)
  • Background in finance/FP&A, consulting, statistics
  • Strong background in Claude code, creating Claude agents and streamlining work flows using Claude
