Job description


We are seeking a Porter/Make Ready Technician whose responsibilities include, but are not limited to, cleaning of the property's interior and exterior buildings and grounds. The porter/MR tech may also assist the maintenance team with work orders, moving furniture, and unloading/storing supplies; assist with pool maintenance; and be responsible for pressure washing. You may be required to participate in the on-call rotation including evening and weekends in this position. May require some weekend duties. The porter/MR techis responsible for maintaining peak appearance of the property exterior at all times.
JOB REQUIREMENTS
  • Must be able to work well with others as a team and take direction from supervisor but have the initiative to work independently.
  • Prefer high school graduate, although this is not mandatory.
  • Previous groundskeeper/porter experience helpful, but not required.
  • The ability to frequently lift and/or move up to 50 lbs.
  • Knowledge of general maintenance, make-ready of unit duties (trash out, cleaning & painting), housekeeping and cleaning tasks.
  • The ability to understand and carry out written or verbal multi-step instructions
  • The ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, including understanding and following MSDS rules for handling and use of any chemicals
  • The ability to drive a golf cart
  • The ability to deal with problems involving several concrete variables in standardized situations.

JOB DUTIES
  • Cleans and picks up trash from around the trash dumpster, ensuring a clean and tidy appearance at all times.
  • Cleans and arranges furniture and trash receptacles in pool area(s). Possesses pool operator's certificate. Test chemical level of pool water on daily basis and checks to maintain proper chemical balance.
  • Maintains cleanliness of office and all other amenity and common area facilities assuring general cleanliness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, recreational areas, etc. May perform exterior building light checks and assist with repairs and replacement of same.
  • Thoroughly trashes out vacated apartments designated by supervisor and prepare same for make-ready and re-renting, including carpet repairs, dying and shampooing as needed.
  • Repair and prepare walls, doors, wood trim, closets, and cabinets for painting.
  • Ensure proper operation of stove, vent-a-hood, garbage disposal, refrigerator, dishwasher, water heater, HVAC, washer and dryer and any other appliances.
  • Repair minor problems and report major problems to management so they can be repaired prior to move-in, i.e., major HVAC repairs, large sheet rock repairs.
  • Re-key master locks and make keys available for leasing prior to move-in.
  • Other duties as assigned, which employee is capable of performing.
