Job Summary:

The Operations Specialist is a seasoned property management professional responsible for overseeing the operations of sites in our MO/IL portfolio. This position demonstrates longevity, effectiveness, and leadership within the organization. The Operations Specialist frequently travels to nearby communities to provide operational support during transitions, new business, or staffing vacancies. They will work closely with leadership, contributing operational insight, mentorship, and hands-on support to drive portfolio-level success. This role ensures financial performance, operational efficiency, and high resident satisfaction.

Key Responsibilities:

  • Oversee community operations and ensure property standards are met.
  • Supervise and support the leasing team to achieve occupancy goals.
  • Conduct property tours, process applications, and manage lease agreements.
  • Oversee move-ins, move-outs, and lease renewals.
  • Address tenant concerns and maintain excellent customer service.
  • Coordinate property maintenance and vendor services.
  • Create and manage social media content to support leasing efforts.
  • Inspect common areas and vacant units for cleanliness and readiness.
  • Collect rent, monitor budgets, and manage expenses.
  • Prepare financial and operational reports as required.
  • Ensure compliance with housing regulations (Tax Credit, HUD, etc.).
  • Plan resident events and implement retention programs.
  • Conduct market research and recommend rental adjustments.
  • Maintain accurate records and follow Standard Operating Procedures (SOPs).
  • Frequently travel to nearby communities within the regional portfolio.
  • Provide operational support to nearby communities within the regional portfolio.
  • Assist management team with new property acquisitions and transitions.
  • Mentor and support Property Managers and new hires at surrounding properties, teaching and enforcing company policies and procedures.
  • Provide ongoing support to Regional Manager, Area Manager, and Operations Specialist.
  • Participate in portfolio-level initiatives, operational improvements, and special projects as assigned.
  • Perform all other duties as needed.

Desired Skills, Experience, and Qualifications:

  • 5+ years of experience in property management with a demonstrated history of strong performance.
  • Proven experience leading site operations and supervising onsite teams.
  • Demonstrated ability to mentor peers and support leadership initiatives.
  • Experience with Yardi Voyager
  • Excellent verbal and written communication skills
  • Excellent interpersonal skills and proven ability build relationships
  • Proactive and independent with the ability to take initiative
  • Excellent time management skills; detail-oriented and thorough
  • Highly organized with the ability to manage multiple priorities
  • Selfโ€starter comfortable working in an environment with evolving roles and responsibilities
  • Proficient in Microsoft Excel, Outlook, PowerPoint, and Word
