Job description

The Director of Plant Operations serves as the department leader for maintenance and may also provide oversight and coordination for housekeeping and laundry operations as needed. This role works closely with facility leadership to maintain the physical plant, equipment, grounds, and building systems while ensuring compliance with applicable regulatory, safety, and operational standards.

Key Responsibilities
  • Supervise and manage maintenance department personnel, including scheduling, training, performance management, and enforcement of facility policies.

  • Participate in recruiting, onboarding, orientation, scheduling, timekeeping, and personnel-related matters.

  • Address employee concerns and work-related issues promptly and appropriately.

  • Coordinate with facility leadership regarding maintenance, environmental services, housekeeping, laundry, equipment, and building operations.

  • Prioritize multiple maintenance projects and respond efficiently to urgent facility needs.

  • Participate in facility inspections and assist with addressing inspection findings and regulatory requirements.

  • Perform seasonal grounds and snow/ice removal duties as needed.

  • Complete minor repairs involving drywall, painting, tile, wallpaper, doors, windows, furniture, and related fixtures.

  • Maintain and repair lighting fixtures, pumps, plumbing components, and other facility equipment.

  • Troubleshoot and repair kitchen and other operational equipment.

  • Maintain appropriate inventories of tools, equipment, parts, and supplies.

  • Assist with maintaining facility safety systems, including fire alarm and resident call systems.

  • Maintain accurate maintenance records, work orders, inspection documentation, and other required records.

  • Assist with employee safety and facility-related training as needed.

  • Identify maintenance problems, determine appropriate solutions, and complete repairs with minimal supervision.

  • Help coordinate housekeeping and laundry operations when assigned.

  • Respond to emergency situations and assist with resident safety and evacuation procedures when necessary.

  • Perform other duties as assigned by facility leadership.

Skills and Qualifications
  • Strong knowledge of building maintenance, including carpentry, electrical, HVAC, plumbing, and general mechanical repairs.

  • Ability to supervise and direct maintenance personnel effectively.

  • Ability to coordinate housekeeping and laundry operations when required.

  • Strong organizational, problem-solving, and time-management skills.

  • Ability to prioritize competing maintenance and operational needs.

  • Ability to communicate effectively in English, both verbally and in writing.

  • Ability to work professionally and respectfully with residents, families, employees, vendors, visitors, and other members of the community.

  • Basic to advanced computer proficiency, including Microsoft Office and email applications.

Education and Experience
  • High school diploma or GED required.

  • Previous maintenance experience in a healthcare, skilled nursing, commercial, industrial, or comparable environment required.

  • Associate degree, technical/trade certification, or equivalent combination of education and experience preferred.

  • Experience supervising maintenance personnel preferred.

  • Knowledge of healthcare facility maintenance, safety requirements, and regulatory standards preferred.

Physical Requirements
  • Ability to walk, stand, bend, reach, grasp, push, pull, climb, and perform repetitive hand and fine-motor movements.

  • Ability to distinguish changes in temperature and odors as necessary to identify potential facility issues.

  • Ability to lift, carry, push, or pull up to 50 pounds and move materials over reasonable distances.

  • Ability to use ladders and access elevated areas, including portions of the facility roof when necessary.

  • Ability to perform routine maintenance and emergency response activities.

  • May be required to assist with resident evacuation during emergency situations.

  • Ability to work in conditions where limited exposure to environmental hazards may occur while following applicable safety procedures.

  • Must meet applicable health and occupational requirements.
