Permanent Temporary Leasing Agent information

What is the difference between Permanent Temporary Leasing Agent vs Leasing Consultant?

AspectPermanent Temporary Leasing AgentLeasing Consultant
CredentialsReal estate license often requiredReal estate license often required
Work EnvironmentProperty management firms, leasing officesApartment communities, leasing offices
Employer & IndustryReal estate agencies, property management companiesApartment complexes, property management firms
Search & Comparison IntentJob stability, contract type, employment statusJob duties, client interaction, leasing process

Both roles involve leasing properties and may require similar credentials. The key difference is that a Permanent Temporary Leasing Agent is employed on a fixed-term basis, offering temporary employment, while a Leasing Consultant typically holds a permanent position. Understanding these distinctions helps job seekers find roles aligned with their employment preferences and career goals.

Are permanent temporary leasing agent jobs worth it?

Permanent temporary leasing agent jobs can offer flexibility and experience in property management, often requiring strong communication and customer service skills. However, they may lack long-term job security and benefits compared to permanent positions, so their value depends on individual career goals and circumstances.

Where do permanent temporary leasing agents make the most money?

Permanent temporary leasing agents tend to earn higher wages in regions with a high cost of living and strong rental markets, such as major metropolitan areas. Compensation can also increase with experience, certifications, and the complexity of properties managed, often supplemented by commissions or bonuses based on leasing performance.

Why is it so hard to get a permanent temporary leasing agent job?

Permanent temporary leasing agent positions are competitive because they often require relevant experience, strong customer service skills, and knowledge of leasing software. Employers may prefer candidates with certifications or prior leasing experience, and the temporary nature of the role can limit long-term employment opportunities, making it harder to secure these positions.

Job description

Leasing Consultant / Compliance Professional (LIHTC / HUD / Affordable Housing)

Location: [City, State] (and surrounding markets)

Company: Career Strategies Inc.

About Career Strategies Career Strategies is a leading executive search and staffing firm specializing in Property Management. With over 30 years of experience, we are the premier gateway for Affordable Housing professionals. We don’t just find you a job; we match your technical compliance expertise with prestigious communities that value the specialized skillset required for Tax Credit and HUD programs.

Role Description We are seeking detail-oriented Leasing Professionals with a mastery of Affordable Housing (LIHTC/HUD) programs. This is a critical role that balances high-energy sales with technical regulatory precision. You will serve as the face of the community, guiding applicants through the complex qualification process, from the initial tour to the final Tenant Income Certification (TIC).

Core Responsibilities

  • Qualified Sales & Conversion: Greet prospects and conduct professional tours while pre-qualifying applicants based on specific program income limits (Section 42/HUD).
  • Certification Mastery: Lead the intensive application process, including verifying income/assets, household composition, and third-party verifications to ensure 100% compliance.
  • Recertification Management: Assist with annual and interim recertifications to ensure the property remains audit-ready and in good standing with state housing agencies or HUD.
  • File Excellence: Maintain meticulous resident files. You understand that a "show-quality" property also includes an "audit-quality" filing cabinet.
  • Regulatory Navigation: Respond to resident concerns with empathy while strictly adhering to Fair Housing, HUD, and Tax Credit guidelines.
  • Administrative Accuracy: Utilize property management software (Yardi, OneSite, or Entrata) to track compliance milestones and generate monthly occupancy/compliance reports.

The Ideal Candidate

  • Affordable Housing Experience: Minimum 1-2 years of experience with LIHTC (Section 42), HUD, or Section 8 programs (Required).
  • Compliance Savvy: Strong understanding of Income Limits, Student Rules, and the third-party verification process.
  • Technical Accuracy: Proven ability to manage complex paperwork with zero errors.
  • Knowledge: Expert-level working knowledge of federal, state, and local Fair Housing Laws and regulations.
  • Bonus Points: Industry certifications like COS (Certified Occupancy Specialist) are a major plus!

Why Work With Us?

  • Direct Access: Skip the "black hole" of online applications. We have direct lines to hiring managers at top-tier Affordable Housing providers in your area.
  • Weekly Pay: Enjoy the reliability of consistent, weekly pay cycles.
  • Career Stability: Affordable housing is one of the most stable sectors in real estate. Many of our roles are "Temp-to-Perm," offering a clear path to permanent placement with industry leaders.

Career Strategies is an Equal Opportunity Employer. All candidates must be authorized to work in the U.S. and pass a thorough background check.
