Job description

The Service Technician plays a vital role in maintaining the physical integrity and appearance of our residential community. This position is responsible for completing service requests, preparing apartments for new residents, conducting routine and preventative maintenance, and supporting the Service Manager in ensuring that all systems and property features function as intended.

Technicians are expected to deliver prompt, professional, and courteous service to both internal and external customers. This role is essential in fostering a safe, clean, and welcoming environment for residents and upholding PEM Residential’s standards and core values: Respect, Urgency, Stewardship, Growth, and Integrity.


Key Responsibilities

General Maintenance

  • Prepare vacant apartments for move-in according to company standards and timelines.
  • Complete maintenance work orders accurately and in a timely manner (within 2 business days).
  • Document all work in the property management system, including status updates and notes.

Property Upkeep

  • Maintain property grounds, building exteriors, amenities, and common areas.
  • Service and maintain property amenities such as pools, spas, and fitness areas in accordance with safety and regulatory standards.
  • Support overall curb appeal by assisting with trash pickup, landscaping tasks, and exterior upkeep.

Repairs and Troubleshooting

  • Perform basic to intermediate repairs in areas including plumbing, electrical, HVAC, carpentry, appliances, and general mechanical systems.
  • Identify maintenance needs proactively and recommend solutions or escalate issues as appropriate.

Safety & Compliance

  • Adhere to all safety protocols, including proper use of PPE and safe handling of tools, chemicals, and materials.
  • Promptly report hazardous conditions or safety violations to management.
  • Always Ensure compliance with Fair Housing regulations and applicable building codes.

Team Support

  • Assist the Service Manager and Community Manager with project planning, unit turnovers, and vendor coordination.
  • Participate in the on-call rotation for after-hours and weekend emergencies.
  • Support ongoing improvement initiatives and property performance goals.

Additional Duties

  • Perform other duties as assigned by the Service Manager or Community Manager.
  • Contribute to company-wide service process improvements, standards development, and team-building initiatives.

Qualifications

  • Prior maintenance experience in multifamily, REQUIRED
  • Working knowledge of HVAC, plumbing, electrical, and general mechanical systems.
  • HVAC EPA Certification REQUIRED
  • Certified Pool Operator (CPO) certification preferred.
  • Ability to read and understand instructions, safety rules, and procedure manuals.
  • Excellent communication and customer service skills.
  • Must be dependable, punctual, and able to work independently or as part of a team.
  • Proficiency with mobile work order systems and general technology use is a plus.
  • Must be able to pass a background check and possess a valid driver’s license.

Work Environment

  • Regularly exposed to mechanical equipment, wet conditions, and potentially hazardous materials.
  • Must be able to walk long distances, climb ladders, lift up to 50 lbs., and perform physical tasks regularly.
  • Ability to stand, walk, climb, kneel, crouch, crawl and use ladders.
  • Must be available for emergencies after-hours, on weekends, and holidays as needed.
