Property Manager

UNMC Residences & UNMC Campus Housing | Omaha, NE

About the Position:

Burlington Capital Properties is seeking an experienced Property Manager to oversee both UNMC Residences and UNMC Campus Housing in Omaha, Nebraska. This is a unique dual-management opportunity overseeing a new student residence community as well as UNMC's existing campus housing portfolio.

UNMC Residences is a new apartment community located on the east edge of the UNMC Omaha campus and is scheduled to open in August 2026. The community will offer modern studio, one- and two-bedroom apartments along with controlled-access entry, grab-and-go dining options, collaborative study and meeting spaces, an outdoor patio and lounge area, bike storage, and 24/7 campus security patrol.

UNMC Campus Housing consists of several one- and two-bedroom rental units located near campus. These residences operate on an academic-year lease cycle and serve the housing needs of the UNMC community.

This is a significant leadership role requiring demonstrated experience managing and developing employees. The successful candidate must be an experienced people leader who can effectively lead a team, set expectations, provide direction, address performance concerns, and hold employees accountable. The successful candidate will also be comfortable balancing the needs of a new community with an established housing portfolio and will bring strong organizational, problem-solving, and interpersonal skills.

The Successful Property Manager Will:

  • Oversee the daily operations of both UNMC Residences and UNMC Campus Housing.
  • Hire, train, direct, and lead on-site personnel while fostering a positive and productive team environment.
  • Oversee leasing, marketing, resident retention, and customer service activities for both housing programs.
  • Support the successful opening and ongoing operations of the new UNMC Residences community.
  • Develop and maintain strong relationships with UNMC, residents, prospective residents, employees, vendors, and other stakeholders.
  • Monitor occupancy, leasing activity, resident retention, and overall property performance.
  • Ensure leasing and resident processes are completed accurately and in accordance with established policies and procedures.
  • Oversee academic-year leasing activities and renewal efforts for UNMC Campus Housing.
  • Respond to resident concerns and demonstrate effective problem-solving and conflict-resolution skills.
  • Oversee property operations, including maintenance coordination, property appearance, safety, and resident satisfaction.
  • Monitor financial performance, including collections, deposits, recordkeeping, expense allocation, and adherence to established budget guidelines.
  • Prepare and review financial and operational reports and take appropriate action based on property performance.
  • Participate in meetings, training, and the annual manager conference as required.
  • Assist with other duties and special projects as requested by management.

REQUIRED SKILLS & EXPERIENCE:

  • Minimum of 3 years of experience in the property management industry required.
  • Prior student housing or academic-year housing experience preferred.
  • Prior supervisory experience in a property management position required, including experience with budgeting, accounting, hiring, employee selection, and performance management.
  • Experience with a new construction or lease-up property preferred.
  • Demonstrated experience managing and leading employees in a property management or related management role required.
  • RealPage experience preferred, but not required.
  • Strong knowledge of leasing, resident relations, customer service, and property operations.
  • Basic math and bookkeeping skills.
  • Strong organizational, interpersonal, communication, and problem-solving skills.
  • Ability to use computers and available technology to accomplish job duties.
  • Ability to work independently, follow directives, prioritize responsibilities, and work effectively as part of a team.
  • Ability to communicate effectively and interact positively with residents, employees, vendors, and the general public.

PHYSICAL REQUIREMENTS:

  • Ability to sit, stand, walk, bend, stoop, and move throughout the property as needed to perform job duties.
  • Ability to walk throughout the community and conduct property inspections and tours.
  • Ability to use stairs and navigate buildings and grounds as necessary to perform job responsibilities.
  • Ability to occasionally lift, carry, push, or pull materials and supplies necessary to perform job duties.
  • Ability to use a computer and other office equipment for extended periods.
