Part Time Painter
Flexible Schedule - 2 days/week
8:00am - 4:30pm
Summary of Position
The Maintenance Assistant plays an integral role in the success of our team, our community and creating a place our residents are proud to call home. The primary purpose of this position will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property and assisting/completing assigned and scheduled maintenance repairs and prevention.
Essential Job Functions
  • Ensure the physical aspects of the apartment meets company standards. Make repairs as directed and track accomplishments.
  • Assist with completing timely apartment-ready turns. Conduct repairs, paint, clean the apartment(s) and other miscellaneous tasks as necessary or as directed.
  • Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs.
  • Assist with maintenance related repairs as directed. (E.g., Assist with the repair of appliances, fixtures, clear plumbing stoppages, replace/repair fittings, faucets/toilets. Assist/replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks. Assist/repair concrete steps, patios, fencing, and signage.
  • Complete daily maintenance of grounds and communal areas (including but not limited to) all lighting, snow removal and trash removal.
  • Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spaces.
  • Manage material and maintenance equipment with care.
  • Attend and participate in training seminars as required or requested.
  • Maintain all shop and storage areas in a neat, orderly, and in working condition.
  • Interact positively with residents to maintain high level of resident satisfaction.
  • Demonstrate strong professionalism and integrity as a representative of the community.
  • Contribute to cleanliness and curb appeal of the community.
  • Comply with HUD and all industry Fair Housing rules and regulations.
  • Always Operate within OSHA (Occupational Safety and Health Act) standards and company Safety policies.
  • Perform other job-related duties as assigned.

Knowledge and Critical Skills
  • Be able to make independent decisions and follow instructions.
  • Deal tactfully with personnel, prospects, residents, family members, visitors, government agencies/personnel, and the public.
  • Capable of working with ill, disabled, elderly, and emotionally upset people within the facility.
  • Communicate effectively in a manner that is sufficient for effective communication with supervisors, team members, prospects, residents, and families.

Education and Experience
  • Must meet all applicable state and federal requirements for this position.
  • High School Diploma or its equivalent.
  • One or more years of prior experience in general maintenance or a combination of education and experience in a directly related field preferred
  • Ability to attend and pass company paid certification courses (E.g.: pool operators, boilers license and EPA certification)

Supervisory Responsibility
This position does not have any direct reports or supervisory requirements.
Working Conditions and Physical Demands
Tasks assigned to this position may involve potential and/or direct exposure to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals.
Physical Requirements - The Physical activities of this position involve:
  • Prolonged periods of standing and walking on the property.
  • Must be able to lift, carry push or pull up to 50 pounds at times.
  • Must be physically able to operate a variety of machinery and equipment including computers, copiers, farm equipment, trades equipment, heavy equipment, various hand tools, etc.
  • Being able to bend, stoop, kneel, climb, and twist body.
  • May be necessary to assist in the evacuation of residents during emergency situations.

Cognitive Requirements - The Cognitive activities with or without prosthetics of this position are:
  • Execute tasks independently.
  • Ability to express yourself clearly and effectively.
  • General computer literacy

Environmental Requirements - An individual in this position may be exposed to:
  • Variable temperatures and environmental conditions
  • Routine maintenance-related conditions such as noise, dust, and cleaning products
  • Typical workplace hazards associated with facility and grounds maintenance.

  • Ability to work nights and weekends, upon request
  • On-call work and availability are a requirement
