Location: Waukesha, WI
Schedule: Part-Time, 32 Hours per Week
Travel: Weekly travel to Germantown, WI required (approximately one day per week)

Make a Difference Through Affordable Housing

Lutheran Social Services of Wisconsin & Upper Michigan (LSS) is seeking a Part-Time Occupancy Specialist / Property Manager to oversee two affordable housing communities in Waukesha that serve individuals with developmental and physical disabilities. This role is ideal for a compassionate, organized professional who enjoys building relationships, ensuring regulatory compliance, and helping residents maintain safe, stable housing.

As the Occupancy Specialist / Property Manager, you will have direct responsibility for property management functions and day-to-day operations of assigned HUD-supported housing programs while serving as the primary point of contact for residents, applicants, community partners, and stakeholders.

What You'll Do
  • Manage daily operations of assigned apartment communities
  • Market properties and maintain occupancy goals
  • Manage waiting lists and applicant screening processes
  • Complete certifications, recertifications, leases, and required tenant documentation
  • Ensure compliance with HUD regulations, Fair Housing requirements, and occupancy standards
  • Collect rent and other resident payments while maintaining accurate financial records
  • Conduct apartment inspections and coordinate unit turnovers
  • Maintain complete and compliant resident files
  • Address resident concerns and support positive tenant relations
  • Coordinate with maintenance staff to ensure safe and well-maintained properties
  • Prepare for HUD, WHEDA, REAC, and other regulatory inspections
  • Monitor property appearance, curb appeal, and facility standards
  • Travel weekly to Germantown to support additional housing operations and team collaboration
  • Participate in on-call communication for resident and facility-related issues as needed
QualificationsRequired
  • High School Diploma or GED
  • Valid driver's license and reliable transportation
  • Strong customer service, communication, and organizational skills
  • Ability to work independently and manage multiple priorities
  • Proficiency in Microsoft Office applications including Word, Excel, and Outlook
Preferred
  • Previous property management, leasing, or affordable housing experience
  • Experience working with HUD-funded housing programs
  • Experience supporting individuals with disabilities or working in human services
  • Knowledge of Fair Housing regulations and compliance requirements
