 Company Overview: WaterWalk Hospitality is a dynamic and rapidly growing hotel management company with a portfolio of hotels across various states, each offering unique guest experiences. WaterWalk Extended Stay by Wyndham brings an innovative approach to the extended stay hotel segment, offering both traditional extended stay suites as well as unfurnished suite options for longer stay lengths.


Job Summary: The Maintenance Technician is responsible for helping maintain guest rooms, public areas, equipment, and property systems in safe, clean, and operational condition. This position performs preventative maintenance, completes assigned work orders and repairs, assists with property improvement projects, and responds promptly to guest and operational maintenance needs.


The Maintenance Technician is expected to take a proactive approach to identifying and resolving maintenance issues, using sound judgment and troubleshooting skills to identify root causes and determine appropriate solutions. This role requires the ability to work independently, prioritize guest-impacting needs, and communicate effectively with the Chief Engineer, property leadership, guests, and team members.


This is a part-time position and will require availability primarily on Friday evenings, Saturdays, and Sundays at approximately 20 hours per week. 


Key Responsibilities:

1. Preventative Maintenance:

· Perform routine inspections and preventative maintenance of guest rooms, public areas, equipment, and property systems.

· Complete preventative maintenance tasks according to established schedules, hotel standards, and maintenance procedures.

· Proactively identify potential maintenance issues and take appropriate corrective action before they become larger problems.

· Inspect guest rooms and common areas for maintenance deficiencies and address or report identified concerns.


2. Maintenance & Repairs

· Complete assigned maintenance work orders accurately, safely, and efficiently.

· Troubleshoot, diagnose, and perform routine repairs involving:

o HVAC and PTAC units

o Plumbing

o Electrical systems and fixtures

o Doors, locks, and hardware

o Appliances

o Drywall and basic carpentry

o Furniture and fixtures

o General building maintenance

· Use critical-thinking and troubleshooting skills to identify the root cause of maintenance issues and determine appropriate solutions.

· Recognize when an issue requires additional expertise or escalation and communicate promptly with the Chief Engineer or property leadership.

· Complete special maintenance projects and property improvement tasks as assigned.


3. Guest Room & Property Maintenance:

· Respond promptly and professionally to guest maintenance requests, prioritizing issues that affect guest comfort, safety, or hotel operations.

· Perform routine repairs and maintenance on guest room furnishings, fixtures, and equipment.

· Assist with preparing guest rooms for return to service following maintenance issues.

· Conduct routine inspections and maintenance of public areas, including lobbies, hallways, recreational facilities, parking areas, exterior lighting, and other property areas as assigned.

· Maintain guest rooms and public areas in accordance with hotel quality and brand standards.


4. Safety & Compliance:

· Follow all company and hotel safety procedures, maintenance SOPs, and applicable safety requirements.

· Maintain knowledge of hotel safety and emergency procedures and respond appropriately when maintenance support is required.

· Safely operate and properly care for company tools, equipment, and maintenance materials.

· Immediately report unsafe conditions, equipment concerns, or maintenance issues that may create a risk to guests or employees.


5. Equipment, Tools, & Supplies Management:

· Maintain clean, safe, and organized maintenance work and storage areas.

· Properly use, maintain, and care for company tools and equipment.

· Monitor commonly used maintenance supplies and communicate inventory or replenishment needs to the Chief Engineer or property leadership.

· Report damaged, missing, or unsafe tools and equipment promptly.


6. Documentation & Communication:

· Accurately document completed maintenance work, repairs, inspections, and preventative maintenance activities as required.

· Communicate outstanding maintenance issues, major repair needs, and recurring concerns to the Chief Engineer or property leadership.

· Prioritize maintenance activities based on urgency, guest impact, occupancy, safety, and operational needs.

· Communicate professionally and respectfully with guests and team members when responding to maintenance concerns.

· Support the engineering and property teams with additional duties and special projects as needed.


Qualifications:

Required

o Previous maintenance or facilities experience.

o Strong hands-on mechanical, troubleshooting, and general repair skills.

o Ability to independently assess maintenance concerns, identify potential causes, and determine appropriate solutions.

o Ability to perform routine maintenance involving HVAC/PTAC units, plumbing, electrical systems, fixtures, appliances, and general building repairs.

o Strong critical-thinking and problem-solving abilities.

o Ability to work independently with minimal supervision while recognizing when an issue requires escalation.

o Ability to prioritize multiple work orders and respond appropriately to urgent or guest-impacting requests.

o Strong attention to detail and commitment to maintaining a safe and well-maintained property.

o Reliable and dependable, with the ability to maintain consistent attendance.

o Strong communication skills and a professional, guest-focused approach.

o Ability to work a flexible schedule, including evenings, weekends, and holidays based on property needs.


Preferred

o Previous hotel or hospitality maintenance experience.

o Technical or vocational training in maintenance or a related field.

o Experience with hotel work-order or computerized maintenance management systems (CMMS).

o Previous experience performing preventative maintenance in a hotel or similar facility environment.
