About the Role: Laland Baptiste is seeking a highly qualified Project Manager to lead a Library Systems Upgrade, a CM-Build project in Brooklyn, NY. The project consists of a building systems and exterior envelope renovation of an approximately 9,000 SF historic library facility originally opened in the early 1900s. As the Project Manager, you will be the primary point of contact responsible for overseeing the project's financial health, schedule, and overall execution from pre-construction to closeout.
Key Responsibilities:
  • Manage the approximately $8 million project budget and ensure timely delivery across the 900 Consecutive Calendar Day (CCD) schedule.
  • Oversee the modernization of major building systems, including the implementation of full building VRF and DOAS units, electrical upgrades, and fire alarm command station replacement.
  • Coordinate complex historic preservation efforts, including masonry re-pointing, window frame restoration, and interior repairs in spaces like the African American Heritage Center.
  • Ensure rigorous compliance with all regulatory agencies, including NYC DOB, FDNY, DOT, and DEP.
  • Drive procurement, contract negotiations, and change order resolutions while maintaining strict QA/QC and safety standards.

Qualifications:
  • Proven experience managing full gut renovations of existing public or institutional buildings (libraries, schools, or civic facilities preferred).
  • Strong background in managing major MEP system replacements within constrained existing buildings.
  • Demonstrated knowledge of NYC Codes and industry best practices applicable to renovation and interior demolition.
  • Experience utilizing BIM and construction coordination tools for projects involving multiple trades.
