Job description

Painting Superintendent

We are seeking an experienced and dependable Painting Superintendent to oversee daily field operations for painting and related construction activities. The Superintendent will be responsible for planning, coordinating, supervising, and completing work safely, efficiently, and according to project plans, specifications, schedules, and quality standards.

The ideal candidate has strong hands-on construction knowledge, excellent leadership and people skills, the ability to manage multiple crews and subcontractors, and a proven track record of completing commercial, residential, or industrial projects successfully. The successful candidate must be able to speak and communicate effectively in both English and Spanish with employees, subcontractors, customers, vendors, and project management.

Work Schedule & Weekend Availability

  • The Superintendent is required to work every other weekend as part of the regular work schedule.
  • Weekend responsibilities may include supervising crews, monitoring project progress, conducting quality-control inspections, coordinating deliveries, addressing jobsite issues, and ensuring scheduled work is completed safely and on time.
  • The Superintendent must be flexible and available to adjust their schedule based on project needs, deadlines, weather conditions, and customer requirements.

Key Responsibilities

Field & Construction Management

  • Supervise and coordinate all painting and related construction activities on assigned projects.
  • Manage daily field operations and ensure work progresses according to the project schedule.
  • Review project plans, specifications, drawings, scopes of work, and contract requirements.
  • Interpret blueprints, architectural drawings, elevations, details, and specifications.
  • Establish daily and weekly work plans for crews and subcontractors.
  • Assign manpower, equipment, materials, and work areas as needed.
  • Coordinate sequencing of painting, repairs, and other trades.
  • Monitor job progress and identify potential delays or conflicts before they affect the schedule.
  • Maintain productivity and ensure crews meet established production goals.
  • Coordinate deliveries and ensure materials are available when needed.
  • Verify that work is performed in accordance with approved plans and specifications.
  • Work closely with the Project Manager and General Superintendent regarding project status and field conditions.
  • Assist with project planning, scheduling, manpower forecasting, and resource allocation.
  • Coordinate work with subcontractors, vendors, and other trades.

Painting Responsibilities

  • Supervise interior and exterior painting operations.
  • Coordinate surface preparation, pressure washing, scraping, sanding, grinding, patching, caulking, priming, and coating applications.
  • Ensure proper preparation of concrete, metal, wood, drywall, and other substrates.
  • Verify paint and coating products, colors, finishes, and application methods.
  • Ensure crews follow manufacturer requirements for mixing, application, coverage, drying, and recoat times.
  • Monitor environmental conditions such as temperature, humidity, moisture, and weather before and during coating applications.
  • Inspect finished surfaces for proper coverage, adhesion, color, texture, uniformity, and finish.
  • Coordinate touch-ups, punch-list work, and final coatings.
  • Ensure proper protection of finished surfaces, windows, flooring, equipment, landscaping, and surrounding areas.
  • Maintain proper storage and handling of paints, coatings, solvents, and related materials.

Crew Leadership & Supervision

  • Hire, train, direct, and supervise field employees as assigned.
  • Lead crews by setting clear expectations for safety, productivity, quality, and professionalism.
  • Conduct daily toolbox talks and communicate project priorities.
  • Monitor employee attendance, performance, and productivity.
  • Address performance issues promptly, fairly, and professionally.
  • Promote teamwork and maintain a positive jobsite culture.
  • Build respectful and productive relationships with employees, subcontractors, customers, and project stakeholders.
  • Demonstrate strong people skills, emotional intelligence, and conflict-resolution abilities.
  • Communicate expectations clearly and ensure employees understand their responsibilities.
  • Listen to employee concerns and address issues appropriately.
  • Motivate crews and maintain morale during demanding projects or schedule changes.
  • Ensure all employees have the proper tools, equipment, PPE, and materials required to perform their work.
  • Verify that employees and subcontractors are properly qualified for assigned work.
  • Provide coaching and training to improve workmanship and productivity.

Communication Requirements

  • Must be able to speak, read, and communicate effectively in both English and Spanish.
  • Communicate daily instructions and project expectations clearly with Spanish- and English-speaking crews.
  • Serve as an effective communication link between field employees, subcontractors, Project Managers, General Superintendents, customers, vendors, and other stakeholders.
  • Translate or explain work instructions, safety requirements, quality expectations, and schedule priorities when necessary.
  • Maintain professional, respectful, and positive communication at all times.
  • Handle difficult conversations, disagreements, and jobsite conflicts professionally.
  • Demonstrate strong interpersonal and customer-service skills.

Safety Responsibilities

  • Make jobsite safety the highest priority.
  • Enforce company safety policies and OSHA requirements.
  • Conduct or participate in daily safety meetings and toolbox talks.
  • Identify and correct unsafe working conditions immediately.
  • Ensure proper use of fall protection, scaffolding, ladders, lifts, respirators, PPE, and other safety equipment.
  • Monitor scaffolding and elevated work areas for safe operation.
  • Ensure proper handling and storage of chemicals, paints, solvents, and hazardous materials.
  • Maintain clean and organized work areas.
  • Report accidents, incidents, injuries, near misses, and unsafe conditions promptly.
  • Participate in safety inspections and investigations.
  • Stop work when an unsafe condition presents a serious risk to employees or others.

Quality Control

  • Maintain high standards of workmanship throughout the project.
  • Perform regular inspections of completed and in-progress work.
  • Identify deficiencies and ensure corrections are completed promptly.
  • Conduct quality-control checks before work is covered or completed.
  • Ensure materials and installation methods meet project specifications.
  • Maintain documentation of quality-control activities.
  • Manage punch-list items and ensure timely completion.
  • Protect completed work from damage caused by subsequent construction activities.

Scheduling & Productivity

  • Develop and maintain daily and weekly production schedules.
  • Track crew productivity and job progress.
  • Compare actual production against project schedule requirements.
  • Identify potential schedule problems and recommend corrective actions.
  • Coordinate multiple crews and subcontractors to maximize efficiency.
  • Adjust manpower and sequencing as project conditions change.
  • Communicate schedule changes to the Project Manager and affected personnel.
  • Ensure critical-path activities remain on schedule.

Materials, Tools & Equipment

  • Review material requirements and coordinate deliveries.
  • Inspect materials upon arrival for damage, quantity, and compliance with specifications.
  • Maintain proper inventory of materials and supplies.
  • Prevent unnecessary material waste.
  • Ensure tools and equipment are properly maintained and secured.
  • Coordinate rental equipment, lifts, scaffolding, compressors, sprayers, and other jobsite equipment.
  • Report damaged, missing, or malfunctioning equipment promptly.

Documentation & Communication

  • Complete daily reports documenting manpower, activities, progress, deliveries, inspections, and jobsite conditions.
  • Track labor hours and production quantities.
  • Maintain accurate records of materials and equipment used.
  • Document delays, changes, unforeseen conditions, and other project impacts.
  • Take progress photographs as required.
  • Communicate field issues and potential change-order conditions to project management.
  • Assist with documenting extra work and change-order work.
  • Attend project meetings as required.
  • Maintain professional communication with customers, subcontractors, vendors, and employees.

Customer & Project Relations

  • Represent company professionally on every jobsite.
  • Maintain a clean, organized, and professional project environment.
  • Communicate professionally with customers, tenants, and project stakeholders as required.
  • Build and maintain positive working relationships with customers and project stakeholders.
  • Address field concerns promptly and escalate issues when necessary.
  • Demonstrate excellent people skills and customer-service skills.
  • Handle customer questions and concerns professionally and respectfully.
  • Help maintain strong customer relationships and protect the company's reputation.
  • Ensure work areas are left clean and safe at the end of each workday.

Closeout & Final Completion

  • Coordinate final punch-list activities.
  • Ensure all deficiencies are corrected before project turnover.
  • Verify completion of painting and related construction scopes.
  • Assist with final cleaning and site restoration.
  • Confirm removal of temporary protections, equipment, materials, and debris.
  • Assist Project Management with project closeout documentation.
  • Ensure completed work meets customer expectations and contract requirements.

Required Qualifications

  • 5+ years of construction field experience, preferably in painting, restoration, or commercial construction.
  • Previous Superintendent, Foreman, Lead, or equivalent supervisory experience.
  • Strong knowledge of painting and construction practices.
  • Ability to read and interpret construction drawings and specifications.
  • Strong understanding of jobsite safety requirements and OSHA standards.
  • Ability to supervise multiple crews and subcontractors.
  • Fluent in both English and Spanish, with the ability to communicate effectively with field crews, management, customers, and subcontractors.
  • Excellent people skills and interpersonal communication abilities.
  • Strong leadership, conflict-resolution, and problem-solving skills.
  • Strong organizational and time-management skills.
  • Ability to identify construction problems and develop practical solutions.
  • Willingness and ability to work every other weekend.
  • Ability to work outdoors and in varying weather conditions.
  • Valid driver's license, social security number, and reliable truck for transportation.
  • Ability to lift, carry, climb, bend, stand, and perform other physical activities associated with construction supervision.

Preferred Qualifications

  • Experience with commercial construction, restoration, or large-scale projects.
  • OSHA 30 certification.
  • First Aid/CPR certification.
  • Experience with scaffolding, lifts, swing stages, and other elevated-access equipment.
  • Experience with caulking, coatings, and concrete restoration.
