Overview

The painter's main duties will be painting, carpentry, drywall patching, taping, texturing, caulking, interior & exterior painting and general maintenance. The Painter must also exhibit customer service skills, technical skills, attention to detail, and the ability to recognize problems before they happen. A painter must understand this is the resident's home so in the event, a problem should arise, it must be handled in a professional manner.
Responsibilities
1. Prioritize and manage your daily workload to ensure successful completion.
2. Work directly with team members in all areas of maintenance with specialized areas in painting.
3. Maintain service records.
4. Maintain your knowledge of policies and procedures and their proper application including efficiency, service, and quality targets.
5. Skilled in maintenance, construction, painting, drywall, and general repair.
6. Smooth and prepare surfaces for painting, including sanding, scraping, and removing old paint.
7. Fill nail holes, cracks, and joints with putty, plaster, caulk, or other filler.
8. Tape, float, and texture walls and ceilings.
9. Paint surfaces, using brushes, spray guns or paint rollers.
10. Apply paint to surfaces including walls, floors, doors, and cabinets. Apply varnish, shellac, enamel, oil, and other finishes.
11. Cover floors, furniture, and trim with drop cloths, tarps, and masking tape to protect surfaces
12. Remove fixtures such as pictures, doorknobs, lamps, and electric switch covers prior to painting.
13. Handling planning and prep work in an efficient manner
14. Remove paint splatters when finished.
15. Clean up all equipment, including brushes and spray guns.
16. Other duties could include working in other areas of the maintenance department to provide support
during absences or shortage of staff in other trades or to perform duties associated with light construction projects.
17. Requires flexibility and understanding that all maintenance staff may be required to perform duties
18. outside their normal area of expertise to meet the mission and goals of the Facility Maintenance
19. Department.
20. Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics, and Freon.
21. Prior multifamily experience.
Qualifications
Required Experience:
• At least 2 years of multifamily/residential experience.
• At least 2 years of painting experience.
• Excellent customer service and communication skills.
• Ability to work in a fast-paced environment, multitasking and prioritizing duties.
• Demonstrate the ability to communicate effectively, both orally and in writing.
• Ability to present a professional appearance.
Required Education/Training:
• High school diploma or equivalent.
Working Conditions:
Required to work in a well-lit, busy, high paced and sometimes noisy area.
Working conditions will be that of the maintenance office at the specific site and may vary from site to site.
Must have the ability to work overtime when required and be flexible regarding available lunchtimes.
May have to perform occasional weekend work if required.
