Our Atlanta office is seeking an Assistant Property Manager to join the Team. This position plays a vital role in maintaining positive relations between the client and Trinity Partners. We are looking for an excellent communicator and proactive problem solver who isn't afraid to pick up a piece of trash in the parking lot because they know how to keep our spaces looking their best. Responsibilities
  • Develop and maintain positive property owner and tenant relationships.
  • Prepare tenant communications regarding site activity.
  • Assist in collecting all rents due according to lease agreements.
  • Assist in the preparation of the monthly financial reporting package.
  • Assist with CAM reconciliations.
  • Use task management software to prioritize client and tenant service requests, and internal preventive maintenance services.
  • Track vendor and tenant Certificates of Insurance (COI), vendor contracts, and amendments.
  • Maintain tenant request logs and ensure work order requests are addressed proactively.
  • Work closely with the Property Manager and Accountants to ensure lease terms are understood and clarified with tenants, as necessary.
  • Assist in negotiating, preparing, and managing vendor service contracts under the direction of the Property Manager.
  • Proactively oversee all contract services, including but not limited to security, landscaping, cleaning, pest control, window cleaning, and trash removal.
  • Support property marketing and leasing efforts as required to provide a seamless tour experience for prospective tenants.
  • Work with the Property Manager on tenant capital improvement and construction projects, including tenant renovation projects, soliciting bids, and compiling bid comparisons.
  • Review and research aged receivables reports, working with tenants and accounting on aged items.
  • Handle other duties as assigned.
Requirements
  • Experience in commercial property management is required.
  • Bachelor’s degree from a four-year college or university preferred, or equivalent combination of education and experience.
  • Advanced proficiency in Microsoft Outlook, Word, and Excel is required.
  • Valid driver’s license required.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills and attention to detail with a high level of accuracy.
  • Basic accounting experience, including an understanding of Accounts Receivable and Accounts Payable processes.
  • Ability to review commercial lease documentation and understanding of lease administration practices.
  • Proficiency with either MRI or Yardi property management software is preferred.
  • Experience with Avid Xchange and/or other commercial AP systems is preferred.
  • Ability to be flexible, handling multiple changing priorities while meeting deadlines.
