Job description

The RV Resort Manager is responsible for the daily operations of Tropic Hideaway RV Resort. This hands-on leadership role oversees all aspects of guest services, team management, facility maintenance, revenue performance, and community standards. The ideal candidate brings a hospitality mindset, operational discipline, and the ability to create memorable guest experiences while meeting financial objectives.
Key Responsibilities
Operations Management:
  • Oversee daily resort operations including check-in/check-out procedures, site assignments, and guest services
  • Manage the CampSpot reservation system including inventory, rates, promotions, and availability
  • Confirm all 186 sites are guest-ready ensuring proper hookups and lot cleanliness
  • Maintain all amenities including pools, fitness center, pickleball courts, dog park, clubhouse, and laundry facilities
  • Coordinate with maintenance team for preventive maintenance, repairs, and capital improvements
  • Enforce resort rules and regulations while maintaining a welcoming guest environment
  • Manage vendor relationships for propane, golf cart rentals, and other resort services
  • Oversee camp store operations including inventory, merchandising, and point of sale

Guest Experience:
  • Create and maintain a tropical, welcoming atmosphere that reflects the resort brand
  • Handle guest concerns, complaints, and special requests with professionalism and urgency
  • Develop and implement guest engagement activities and events
  • Maintain relationships with OWA Parks & Resort for guest ticket packages and promotions
  • Monitor and respond to online reviews and guest feedback
  • Ensure consistent delivery of resort standards across all guest touchpoints

Team Leadership:
  • Recruit, hire, train, and develop a high performing team
  • Create staff schedules that ensure coverage during all operating hours including weekends and holidays
  • Conduct regular team meetings, performance reviews, and coaching sessions
  • Manage work camper program including recruitment, onboarding, and performance
  • Foster a positive team culture focused on guest service and operational excellence
  • Ensure compliance with all employment laws and company policies

Financial Management:
  • Strong background in Revenue Management using CampSpot
  • Manage resort budget and control expenses while achieving revenue targets
  • Monitor occupancy, ADR, and RevPAR against goals and prior year performance
  • Implement dynamic pricing strategies aligned with seasonal demand patterns
  • Oversee daily cash handling, deposits, and financial reconciliation
  • Prepare and present monthly operating reports to ownership
  • Identify opportunities for revenue growth and cost optimization

Compliance and Safety:
  • Ensure compliance with all local, state, and federal regulations
  • Maintain health and safety standards including pool certifications and fire safety
  • Implement and enforce emergency procedures including hurricane evacuation protocols
  • Manage insurance requirements and incident documentation
  • Conduct regular property inspections and safety audits

Qualifications
Required:
  • Minimum 3 years of management experience in RV resorts, campgrounds, or hospitality
  • Proven track record of team leadership and development
  • Strong guest service orientation with ability to handle difficult situations
  • Experience with property management or reservation systems
  • Financial acumen including budgeting, P&L management, and reporting
  • Proficiency with Microsoft Office and ability to learn new software quickly
  • Excellent written and verbal communication skills
  • Flexibility to work weekends, holidays, and be on-call for emergencies
  • Valid driver's license and ability to operate a golf cart

Preferred:
  • Experience with CampSpot reservation system
  • Background in upscale or luxury RV resort operations
  • Knowledge of revenue management and dynamic pricing
  • CPO (Certified Pool Operator) certification or ability to obtain
  • Experience with work camper programs
  • Familiarity with Gulf Coast tourism market

Physical Requirements:
  • Ability to stand, walk, and move throughout the property for extended periods
  • Ability to work outdoors in varying weather conditions, including heat/humidity
  • Ability to lift up to 50 pounds occasionally
  • Ability to respond to emergency situations at any hour
