Pay Range: $50,000–$60,000 annually
Schedule: Full-Time, 40 Hours Per Week

Sand Property Management is seeking a friendly, organized, and experienced Property Manager to oversee two affordable housing communities: Enclave Overlook Apartments in Rockford, MN and West View Estates in Plymouth, MN. This position offers the opportunity to make a meaningful impact by providing quality housing while fostering a positive, resident-focused community.

Enclave Overlook Apartments – Rockford, MN
Enclave Overlook is a welcoming, smoke-free community conveniently located off Highway 55 in Rockford. Residents enjoy amenities including a community room with kitchenette, outdoor patio, play area, elevator access, bike racks, on-site management, and off-street parking. Apartment homes feature private patios or balconies, in-unit washer and dryer, air conditioning, modern appliances, large closets, and accessible design features.

West View Estates – Plymouth, MN
Located just off Vicksburg Lane, West View Estates offers residents easy access to the Arbor Lakes Shopping District, restaurants, and Eagle Lake Regional Park. This affordable housing community provides one-, two-, and three-bedroom apartment homes and combines urban convenience with the beauty of nearby parks and outdoor recreation.

At Sand Property Management, we pride ourselves on maintaining a positive teamwork environment, where collaboration, respect, and exceptional resident service are key to our success.

Essential Functions
  • Process all resident paperwork accurately, including move-ins, annual recertifications, and security deposit accounting.
  • Manage rent collection, deposits, delinquency reporting, late fees, and eviction filings in accordance with company policy and lease terms.
  • Build and maintain positive relationships with residents by responding promptly and professionally to questions and concerns.
  • Meet or exceed occupancy goals through leasing, resident retention, marketing, and prospect follow-up.
  • Monitor property budgets and review monthly financial reports.
  • Manage maintenance work orders and conduct regular meetings with maintenance staff or vendors.
  • Conduct daily property inspections to ensure the buildings, grounds, and common areas are well maintained.
  • Provide guidance, support, and feedback to onsite staff and service providers.
  • Complete required monthly reports accurately and on time.
  • Maintain compliance with company policies, affordable housing regulations, and property records.
  • Coordinate vendor services, collect bids, and recommend service providers as needed.
  • Promote and maintain a crime-free and drug-free housing environment.
  • Plan and support resident engagement and community events.
Skills & Qualifications
  • Strong organizational, time management, and prioritization skills.
  • Excellent verbal and written communication abilities.
  • Ability to work independently while contributing to a collaborative team environment.
  • Strong customer service and conflict resolution skills.
  • Proficiency with Microsoft Office (Word, Excel, Outlook) and property management software such as Yardi.
  • Previous supervisory or leadership experience preferred.

Education & Experience
  • High School Diploma or GED required.
  • Minimum of three (3) years of property management experience.
  • Affordable housing experience required.
  • Section 42 / Low-Income Housing Tax Credit (LIHTC) experience strongly preferred.
  • Property management certification, designation, or related coursework preferred.
Other Requirements
  • Valid driver's license required.
  • Ability to pass a background check and drug screening.
